3. Roof System Revision: Mr. Dibb has revised the roof system to a low-profile design, <br /> primarily along the lower side of the project. <br /> 4. Patio Material Change: The patio will be constructed with pervious pavers. <br /> 5. Waiver Request: A waiver request has been submitted for Regulation 25-C-7-C due to a <br /> required 13% increase in living space to meet Building flood code compliance. <br /> COMMISSIONER COMMENTS <br /> Mr. Colombo requested clarification on the total square footage of both the existing and <br /> proposed structures. The existing dwelling is 2,281 square feet (15.7% of the lot), while the <br /> proposed plan encompasses 2,892 square feet (19.9% of the lot) and includes all attached <br /> structures, detached structures, and amenities. <br /> Ms. Thornbrugh raised concerns regarding the potential increase in impervious surfaces <br /> due to the project, citing bylaw 172 and the 75-foot buffer zone. A subsequent discussion <br /> resulted in a proposal to increase the amount of pervious surfaces within the plan. <br /> PUBLIC COMMENTS <br /> There are no public comments. <br /> AGENT COMMENTS <br /> The Agent recommends the submission of a signed 3 year mitigation monitoring contract <br /> between the property owner and a qualified consultant as a condition of approval. <br /> Motion made by Mr. Cook to close and issue, with the condition to add pervious pavers <br /> around the spa and the submission of a signed 3 year mitigation monitoring contract between the <br /> property owner and a qualified consultant.
