JUNE 12, 2024 <br /> MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> The 100 sq. ft. shed located on the site plan that is over the property line is being relocated. The <br /> overall increase in square footage with the additions is approximately 350 sq. ft. The increase in <br /> lot coverage is 22.2% which is less than 25%. The project was approved by the Conservation <br /> Commission, and there are no new nonconformities being created. <br /> Mr. Reidy read the Board of Health comments dated June 10, 2024 into the record; "5 bedroom <br /> house. 2 on the first floor and 3 on the second floor. Septic permit and installation in process for <br /> 5 bedroom." And Conservation Department comments into the record dated June 6, 2024; <br /> Resource Areas: Land Subject to Coastal Storm Flow (LSCSF). Request for Determination of <br /> Applicability, (RDA) application to replace existing rear deck, construct covered porch on front of <br /> dwelling, relocate shed, and add native plantings along Shore Drive lot line. Project received a <br /> negative determination at the April 18`h hearing date with a vote of 4:1" <br /> Mr. Furbush asked if the rinse station is being replaced or relocated. Mr. Rivera stated that the <br /> rinse station will be rebuilt on the new deck. <br /> Mr.Bonvie reviewed the building plans and asked if the house was recently built.Attorney Kirrane <br /> said that there are new dormers being constructed and some interior renovations. <br /> There were no more comments from the Board or audience. <br /> Mr. Bonvie asked for a motion to close the public hearing. Mr. Reidy, so moved. Mr. Blaisdell, <br /> second. <br /> Mr. Reidy made a motion that the Board issue a Written Finding to Owner, Schooner's Weigh, <br /> LLC, under §174-17 of the Zoning Bylaws to allow for a 196.56 sq. ft. addition to the front of the <br /> home and replacement of the existing deck to the rear of the home with a new 16 ft. x 16 ft. (256 <br /> sq. ft.) deck of a pre-existing, non-conforming dwelling, on property located in an R-3 Zoning <br /> District, and the Popponesset Overlay District, Map 117, Parcel 131, Mashpee, MA with the <br /> following conditions; <br /> 1. The Board has determined that the applicant meets all the conditions of a Written Finding <br /> under Mass General Law 40A Section 6. <br /> 2.
