MASHPEE ZONING BOARD OF APPEALS
MEETING MINUTES
JULY 10, 2024
Mr. Goldstein was reviewing the site plan and noticed that the lot coverage is increasing from
26.5% to 31%. As one member, he suggested that a patio with stone pavers and stairs would be
more compliant.
Mr. Crosby mentioned that the other houses in the neighborhood are larger and he believes the
Board approved their requests.
Mr. Goldstein stated that since he has been a member of the Board, he is not aware that there were
any approvals to expand lot coverage.
Chairman, Bonvie asked for audience comments.
Ms. Joan Pastuszak, a direct abutter is in favor of the deck, and believes it would be an asset to the
neighborhood.
Ms. Jean Rocca, a direct abutter has no issues with the deck and does not believe it would encroach
on her property.
Mr. Goldstein stated that as one member, he believes that if the Board allows this increase in lot
coverage, then other applicants would want the same.
Chairman Bonvie stated that the Board is very strict about lot coverage. He polled the Board for
their opinion, and they were in agreement regarding the lot coverage issues. He suggested the
applicant request a continuance, and to have a meeting with the Building Commissioner. It would
require a revised plan.
Mr. Crosby asked if there would be an exception if he built the deck with a ramp for his
handicapped son.
Mr. Goldstein suggested he review the ADA regulations when he discusses the deck with Mr.
Morris, Building Commissioner.
Mr. Crosby asked for an extension until August 14,2024. Mr. Bonvie asked for a motion to accept
the applicant's request to continue. Mr. Sangeleer, so moved. Mr. Blaisdell seconded. All were in
favor to accept the continuance.
OTHER BUSINESS
53 Greenwood Rd: Attorney Kirrane to discuss scheduling of petition.
Attorney Kirrane mentioned that the application was before the Conservation Commission, and
they requested that the application be extended until their August 22nd meeting to be heard by
Zoning and Board of Health prior to being heard by Concom.
12
