MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JULY 10, 2024 <br /> Chairman Bonvie addressed the Board stating that the final revisions were discussed among the <br /> applicants, Mr. Pesce, and Raul Rivera, Cape & Islands Engineering. The site plan was revised <br /> by Cape &Islands Engineering in accordance with the recommendations provided by Mr. Pesce. <br /> Mr. Pesce provided his final comments to the Board dated June 9, 2024, and July 8, 2024 and is <br /> part of the record. <br /> Mr. Bonvie is satisfied that all the peer review issues were addressed by Mr. Pesce and he <br /> recommends an approval subject to any comments provided by the Town Departments. <br /> Mr. Furbush made a motion to close the public hearing. Ms. Sangeleer second. All were in favor. <br /> Mr. Bonvie asked for a motion in reference to the application. <br /> Mr. Goldstein made a motion that the Board issue a Special Permit to Petitioner, White Oak <br /> Holdings, LLC under §174-24 (C) (2), and §174-25 G (13) of the Zoning Bylaws to allow for a <br /> contactor yard on property located in the I-1 and the Light Industrial Overlay District(s), at 77 <br /> Echo Road, Map 19, Parcel 3 Ext. 4, Mashpee, MA. (Owner of Record: Pamela M. Gangemi, <br /> Trustee of the 81 Echo Road Realty Trust) with the following conditions: <br /> 1. The Board has determined that the applicant meets all the conditions of a Special Permit <br /> under Mass General Law 40A Section 9. <br /> 2. Site Plan —Prepared for Alfieri Tree Care, Project: 77 Echo Rd., Sheet No. 1 of 1, Date: <br /> April 23, 2024, Prepared by: Cape & Islands Engineering, Revision Date: 5/29/24: Add <br /> proposed gate, revise berm and add detail, identify additional storage areas, eliminate <br /> proposed Conex box unit's area, extend limit of work. 6/1/24: Revise Drain Basin, Add <br /> Concrete Apron for Material Storage Areas. 7/2/24: Revise paved equipment storage area, <br /> Add First Defense Drainage Unit, Add Equipment Vehicles. <br /> 3. Correspondence received from peer review Pesce Engineering dated July 8, 2024. <br /> 4. Conditioned that the applicant shall issue a working capital account in the amount of <br /> $6,000. The check shall be issued to the Town of Mashpee to be utilized to pay for the <br /> initial peer review, and for future peer review inspections and signoffs. <br /> 5. Conditioned on all the peer review recommendations submitted by Pesce Engineering. <br /> 6. Conditioned on all Town Department comments read into the record including but not <br /> limited to the Building Commissioner/Zoning Enforcement Officer and Board of Health. <br /> 5 <br />
