Conditioned on recommendations submitted by the Plan Review Committee: <br /> • Conditioned that there are no storage containers pods or alike onsite. <br /> • Conditioned that the 30 x 35 ft. track pad be the access point to the site and <br /> will be adequately maintained in perpetuity. <br /> • Conditioned that the applicant consider rodent control around the perimeter <br /> of the property to protect the abutting property owners. <br /> • Conditioned that a locked gate be installed with a Knox Box for Fire <br /> Department access. <br /> 8. The site plan provided by Cape & Islands <br /> Engineering highlighted the area depicting an overhang over an existing deck, reconfiguring the <br /> stairs, and adding a front entry way. The lot is located in the Popponesset Overlay District, and <br /> is totally in the flood zone which makes the lot non-conforming at 100% lot coverage, and <br /> setbacks to wetlands is zero. There are no new non-conformities being created. The actual <br /> structure coverage is decreasing. The lot coverage is 19.6% and is not increasing. The stairs are <br /> not encroaching on any setbacks. <br /> 6 <br />
