Review of request of variance from Mashpee Local& State Regulation — 104 <br /> Lakewood Drive, Brian Yergatioan —BSC Group <br /> Representative Mr. Hagist, from BSC Group is present to answer any <br /> questions regarding the project. <br /> AGENT COMMENTS <br /> • The property is situated in zone 2 and is 1000 feet away from a <br /> waterway. <br /> • Zone 2 state regulations specify 1 bedroom per 10000 square feet. <br /> • They are requesting 4 bedrooms in a 13000 square foot lot. <br /> • Being 1000 feet from the waterway triggers the local regulation for an <br /> I/A system. <br /> • The property is located in phase 2 of the town sewer plan and a <br /> variance is sought to avoid installing an I/A system as the sewer plan <br /> is anticipated to be completed in 2 years. <br /> • In the event the variance is denied, a nitrogen agrigation plan for <br /> 30000 square feet of the property and installation of an I/A system will <br /> be required. <br /> • A signed letter from the Wastewater Superintendent confirms their <br /> intention to complete the sewer within the next couple of years. <br /> • The town has greenlit phase 2 of the sewer plan. <br /> 2 <br />
