The motion passes unanimously.
❖ At 8:25 pm, Ms. Copeland leaves the meeting before the motion and vote.
Documents provided: Environmental Landscape Solutions, LLC. Notice of Intent
application and project narrative 05/03/2024 Plan "Conservation Landscape Plan,"
04/29/2024 Plan "Site Plan" (D.H. Martin Engineering)
6:45
RDA
87 Lighthouse Lane, Barbara Paciello, Barbara Paciello Life Estate. Proposed
construction of a farmer's porch addition. Representative: Lockwood Architects, LLC.
Ailliiii,°:: . ii a P, a,ii h) iop o c,o 4, II ( 50 l OC, sii I),i ,,k,
Representative: Bill Lockwood
Mr. Lockwood outlined a project for a proposed 232 square foot farmer's porch to be located on
the west side of an existing single-family dwelling. The plan includes mitigation planting to the
north side of the site, the digging of 4 piers to support the addition, and a mitigation plan with
native species sheets and a survey plan from Falmouth Engineering, Inc. Additionally, the
property has an existing order of conditions for the recently constructed pier.
COMMISSIONERS COMMENTS
Concern regarding the proposed plant species arose, the Agent will work with the applicant to
decide on a more robust species type to allow for a better buffer.
PUBLIC COMMENTS
There are no public comments.
AGENT COMMENTS
The proposed project involves building a farmer's porch over an existing area of gravel driveway
without disturbing any existing vegetation. The gravel will remain in place under the porch. The
project includes mitigation based on a 2:1 ratio of square footage for the proposed structure and
meets performance standards for the coastal bank. Minimal excavation for deck support piers and
a footer for the stairs will be carried out, and erosion controls will be implemented during
construction. The agent recommends a Negative Determination for the project.
➢ Board of Health: Note the location of the septic system and restrict equipment/vehicle
traffic over non-load bearing (H-10) components. Access to septic components must be
maintained.
➢ Building: ZBA hearing on July 24, 2024.
14
