The proposed project is to replace the previously licensed wood steps and landing. The
stairs and landing will remain in the same footprint. The purpose is to allow for easier access to
deeper water and an access ladder. Comments from Natural Heritage have yet to be received.
Sections to pier include:
1. Located at the end of the stairs there is currently a seasonal aluminum structure. Two 4' x
4' sections or one 4' x 8' section will be added.
2. Three 4' x 8' sections going out to the water
3. Three 6' x 8' platform sections totaling 144 sq ft to create a standing area.
COMMISSIONERS COMMENTS
During the discussion, it was mentioned that there might be a need for sono-tube footings and
erosion control for the proposed stairway. Mr. Dibb expressed confidence that deep posts would
be sufficient and believed that erosion control was included in the submitted narrative. However,
the agent suggested having a condition that the stairway construction must be compliant with
building code and have erosion controls. Additionally, the applicant agreed to remove concrete
blocks on the edge of the lake, and this would be added to the order of conditions.
PUBLIC COMMENTS
There are no public comments.
AGENT COMMENTS
The project involves rebuilding a portion of an existing stairway and adding a wooden walkway
to connect it to a seasonal dock. The proposed stairway and dock footprints meet the standards
outlined in Regulation 27 (Docks/Piers) and Regulation 29 pathways through naturally vegetated
buffer strips. The stairway and dock width should not exceed 4 feet. The seasonal dock platform
is proposed to be 144 square feet, which is within the maximum allowable size of 200 square
feet. The Harbor Master has no navigational concerns, and the Shellfish Constable has no
objections.
• Agent recommends close and issue with the following conditions:
1) Any requirements from Natural Heritage should be included in the local order of
conditions
17
