MEETING MINUTES <br /> MASHPEE ZONING BOARD OF APPEALS <br /> WEDNESDAY,JULY 24, 2024 <br /> Mr. Reidy made a motion that the Board issue a Modification to the Special Permit to 14 Wags <br /> Road with the following conditions: <br /> 1. The Board has determined that the applicant meets all the conditions of a Special Permit <br /> Modification. <br /> 2. Original Site Plan —Prepared by BSS Design dated January 29, 2004. <br /> 3. Conditioned on all Town Department comments read into the record including but not <br /> limited to the Board of Health comments that the use be wholesale only. <br /> 4. Any changes to the plan will require the applicant to return to this Board. <br /> 5. The Board finds that the Modification is consistent with the use under §174-24 (C) (2), <br /> §174-25 (G) (6) of the Zoning Bylaws and the existing Special Permit(s), (SP-2020-56), <br /> (SP-04-26). <br /> Mr. Furbush, second, yes <br /> Mr. Goldstein, yes, <br /> Ms. Sangeleer, yes, <br /> Mr. Caggiano, yes, <br /> Mr. Bonvie,yes. <br /> All were in favor to issue a Special Permit Modification. <br /> 87 Lighthouse Lane: Owner, Barbara Paciello requests a Written Finding under §174-17 and <br /> §174-33 of the Zoning Bylaws to allow for construction of a farmers porch addition,extension to <br /> a pre-existing, nonconforming structure on property located in an R-3 Zoning District, Map 90, <br /> Parcel 48, Mashpee, MA. <br /> Sitting on this hearing are the four regular Board members and Mr. Reidy. <br /> Mr. Bill Lockwood, with Lockwood Architects and represents the homeowner who was also <br /> present.He is requesting a Written Finding for a farmer's porch addition.The project was approved <br /> by the Conservation Commission and received an RDA.The house is pre-existing, nonconforming. <br /> Chairman Bonvie mentioned that the lot coverage calculation on the site plan depicts 11.1% and <br /> will increase to 12.9%. He asked what the red line on the plan indicated. <br /> Mr. Lockwood said that it is 75 ft. setback off the coastal bank. The lot slopes in the rear toward <br /> the dock. The shed is under 120 sq. ft. <br /> 3 <br />
