Drive. He highlights that the patio will be drained to a channel drain which runs approximately <br /> through the patio. The fire pit will be pitched toward the house, and from the house toward the <br /> channel drain that runs through the middle of the patio, runoff will be collected into a drywell. <br /> There will be additional drywells added for the roof runoff. Mr. Garulay emphasizes that the <br /> result will be no contribution into the flood zone with a significant amount of fill and not with <br /> any significant amount of runoff as well. <br /> COMMISSIONERS COMMENTS <br /> Mr. Colombo highlights in the narrative that it states 2000 sqft of land is subject to <br /> coastal flooding on the lot. Mr. Garulay uses the plan to offer a visual reference for the location <br /> of the flood zone in question. Additional deliberation ensued. <br /> Mr. Garulay informs the commission that an application for the septic system has been <br /> submitted online to the Board of Health. <br /> Mr. Colombo asks for clarification on whether or not the Zoning Board of Appeals is involved. <br /> Mr. Garulay has an appointment scheduled for September 14, 2022. <br /> Mr. Colombo questions if the newly proposed home is larger than the existing one and is non- <br /> conforming. Mr. Garulay says yes, he believes it is. Mr. Colombo adds that from what he can <br /> remember, it was 23% of lot coverage. Mr. Garulay states that the existing dwelling is 1792 sqft <br /> and the proposed one is 1882 sqft, which will increase from 21.33%to 22.4% of lot coverage. <br /> He notes that the lot coverage allowed for this district is about 25%. <br /> Additional deliberation ensues. <br /> AGENT COMMENTS <br /> Mr. McManus expresses his concerns and why he felt the project should be a notice of <br /> intent and subject to conditioning so that those pervious surfaces can be conditioned in the <br /> permit. He ends with a recommendation to close and issue. <br /> There are no public comments. <br /> Mr. McManus notes issuance would also be based on any commentary from the Board <br /> of Health Agent whom was unable to provide comments prior to the hearing. <br /> Motion made by Mr. Dalton to close and issue with the condition of the Board of Health <br /> recommendations. Motion seconded by Ms. Clapprood. <br /> Ms. Zollo looks for confirmation that there is no need for a condition on zoning <br /> approval. Additional conversation between the Commissioners ensued. <br /> 10 <br />
