Mr. Colombo follows up with a clarification on what the percentage of land is subject to <br /> coastal flow. Mr. Lizardi-Rivera has not calculated this personally but estimates 80% of the <br /> land. <br /> Ms. Zollo requests clarification on the existing development which is 1800sgft and the <br /> proposed is 34. Mr. Lizardi-Rivera states that is within the 50' buffer zone. He adds half of the <br /> structure is outside of the 100' buffer zone. <br /> Mr. Colombo asks for clarification if the Zoning Board has been seen yet. Mr. Lizardi- <br /> Rivera confirms an application has been sent for September 14th. Further discussion ensued. <br /> PUBLIC COMMENTS <br /> Ms. Arlene Wilson, with the A M Wilson Associates presents the concerns of those in <br /> the area to the Commission. No further conversation ensued. <br /> AGENT COMMENTS <br /> Mr. McManus acknowledges the concerns presented by Ms. Wilson and agrees that <br /> additional details regarding the existing and proposed grade should be included, as well as the <br /> drywell capacity. He recommends adding to the narrative the potential impacts in respects to the <br /> pool drainage and the height of the retaining wall, which is 15.2' and located within an AE flood <br /> zone. He highlights the concern for the tree root mass and recommends further evaluation. <br /> Mr. McManus requests the consideration of adding additional plant species to the <br /> proposal. Specifically, he suggests replacing the Creeping Juniper with Groundsel Bush and <br /> including four to five Shadbush trees in lieu of a reduction in Pasture Rose. He recommends <br /> implementing performance standards to ensure all work is being kept outside the 50' buffer zone <br /> and suggests the incorporation of a buffer strip, as there is currently none. His final <br /> recommendation is to provide documentation that any new lawn being added meets lawn <br /> standards. In conclusion, more detail is needed on the plan for the proposed project. <br /> Additional Discussion <br /> Additional deliberation between the Commissioner's and Representative's ensues which results <br /> in the request of a continuance. <br /> Motion made by Ms. Zollo to continue the 44 Waterway hearing to August 251h at <br /> 6:06pm.
