The Agent recommends the addition of two notations: 1. Adding the total lot square footage to the plan. 2. Adding to the project narrative, a statement stating, as a result of the grading it will not exacerbate runoff onto the northernly property. Motion made by Mr. Weeden for a negative determination pending the assurance from the engineer that 10% of the lot will be vegetated and the contour levels will not exacerbate the stormwater runoff. This motion is seconded by Ms. Clapprood. Peter McEntee presents a proposal for an updated leaching system to replace a failed 1500- gallon septic system situated at the rear of the site. He mentions that there are no wetland resources within 100 feet of the site, and the property falls within an AE flood zone with an elevation of 10. Mr. McEntee clarifies that no variances are being sought from the Board of Health. He informs the Commission that the leaching field previously relied on gravity feed due to its proximity to groundwater, but a pump chamber has now been installed to elevate it and achieve the required 5-foot separation. This new septic system is designed to be low profile, necessitating minimal changes in grading. COMMISSIONERS COMMENTS Ms. Clapprood asks for the square footage of the dwelling, but the representative of the applicants is not aware of this information. Mr. Colombo asks about the reasoning behind not using a denitrification system.
