House Plans-2 Cross Tree way, Architect: Rob Bramhall,Date: 10/12/2022,A I o 1: First <br /> Floor plan, A 102: Second Floor Plan, Ago 1: Exterior Elevations, A202: Exterior <br /> Elevations <br /> 4. Conditioned on all Town Department comments read into the record, and any other <br /> conditions that may be required by Town of Mashpee Boards and Commissions. <br /> 5. Any changes to the plans will require the applicant to seek and obtain approval from this <br /> Board. <br /> Mr. Oanzenmuller seconded. All were in favor of the Special Permit request. <br /> 393 Monomoscor Road: Owner Joseph Anzivino requests a Special Permit under §174-17.1 of <br /> the Zoning Bylaws to raze and replace a pre-existing, nonconforming single-family dwelling on <br /> property located in an R-3 Zoning District, Map 124 Parcel 68 Mashpee, MA. <br /> Sitting on this hearing are the three regular Board members, Mr. Reidy and Mr. Pittsley. <br /> Mr. Anzivino represented himself for his raze and replace application for a Special Permit. The <br /> house is currently non-conforming, and will become conforming. He received approval from the <br /> Conservation Commission. He spoke to the Board of Health Agent and some adjustments were <br /> made, and the plan has been revised. <br /> Mr. Morris said that the current dwelling is non-conforming, and requires Board approval. The <br /> new house will be conforming. <br /> Mr.Reidy read the Conservation Department comments into the record;"this project was approved- <br /> by the Commission at their November 10th meeting." Board of Health comments; "Septic plan <br /> received by Health Department has changes that need to be done. Design Engineer was notified <br /> on 11-7-22 but no response."The Health Agent submitted an email stating that the he is fine with <br /> the site plan,he just won't approve the septic until it's revised.'S <br /> Mr. Anzivino zivino said that he had a conversation,with the Health Agent. There were notations made- <br /> to the plan regarding the water line and gas line, and are on the plans submitted to the Board. <br /> Mr. Bonvie and the Board had a conversation regarding the lot coverage on the stamped plan being <br /> less than 10%. and the elevations of the new dwelling. The Board agreed that the tat coverage is <br /> minimal, and the height on the proposed house plans depicted 26 ft. <br /> Mr. Paul Colombo, Chairman of the Mashpee Conservation Commission addressed the Board. He <br /> mentioned that there are a lot of raze and replace projects before the Commission, and sometimes <br /> these projects are contained in land subject to coastal storm flow. This particular project is <br /> completely in land subject to coastal flour. Although the percentage of the lot is small,the replace <br /> of the raze is close to double the size of the existing house. <br /> 7 <br />
