MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> NOVEMBER 9,2022 <br /> 525 Main Street: Owners, Alden Hinds and Lucas Hinds request a Special Permit under §174- <br /> 17.1 of the Zoning Bylaws to raze and replace an existing non-conforming single family dwelling <br /> on property located in an R-5 Zoning District, Map 20 Parcel 48, Mashpee, MA. <br /> Sitting on this hearing are the four regular Board members and Mr. Caggiano. <br /> Attorney Christopher Kirrane represented the homeowners for the raze and replace project. The <br /> property has one non-confirming aspect of the front yard setback. The proposed dwelling will meet <br /> all other zoning criteria. The lot is 80,000 sq. ft. with 199.16 feet of frontage along Main Street. <br /> There are no new non-conformities being created,and there will be plenty of parking. The dwelling <br /> will be a code compliant and will have a new Title 5 Septic System.This project is an improvement <br /> of what currently exists. The lot coverage is 2.5% and will increase to 4.8%. Attorney Kirrane <br /> mentioned that this is a 5 bedroom septic system. The Board of Health reviewed the initial plans <br /> that were submitted, and thought there were 7 bedrooms. There were revised plans submitted to <br /> the Board of Health, and were approved for 5 bedrooms. <br /> Mr.Furbush asked if the building height was on the new plan.Attorney Kirrane said that the height <br /> is 34 ft., and will make sure that anything conditioned will be submitted with the building permit. <br /> Mr. Goldstein noticed that the house plan shows a bonus room that should have a 6 ft. opening. <br /> He will condition that and the Board of Health will have to review it prior to issuing a permit. <br /> Ms. Sangeleer read the Conservation comments and Board of Health comments into the record; <br /> Floor Plan shows 7 bedrooms, septic is designed for 5 bedroom. Health Agent spoke with Longfellow <br /> Designs, this will remove door to "Bonus Room"and replace with cased opening to void that as a bedroom <br /> on second floor. On third floor the "office"door will be moved into the "hall"voiding the privacy aspect <br /> for the "bedroom"making the "Bedroom"into a hallway and turning the "Office" into the "bedroom". <br /> There were no comments from the audience, and no more comments from the Board. <br /> Mr. Goldstein made a motion that the Board issue a Special Permit to Owners, Alden Hinds and <br /> Lucas Hinds at 525 Main Street under §174-17.1 of the Zoning Bylaws to raze and replace an <br /> existing non-conforming single family dwelling on property located in an R-5 Zoning District, <br /> Map 20 Parcel 48, Mashpee, MA with the following conditions; <br /> 1. The Board has determined that the applicant meets all the conditions of a Special Permit <br /> under Mass General Law 40A Section 9. <br /> 2.
