MASHPEE ZONING BOARD of APPEALS <br /> MEETING MINUTES <br /> OCTOBER 129 2022 <br /> Mr. Gould seconded, yes, <br /> Ms. Sangeleer, yes, <br /> Mr. Goldstein, yes, <br /> Mr. Bonvie, yes, <br /> Mr. Blaisdell, yes. <br /> All were in favor of the Special Permit. <br /> 79 Neshobe Rq,,ad.: owner,Kimberly A. Ridenour requests a Variance under§174-31 (Land Space <br /> Requirements)of the Zoning Bylaws to allow for construction of a 24 ft. by 28 ft. detached garage <br /> on property located in an R-3 Zoning District, Map 125, Parcel 56, Mashpee, CIA. <br /> Mr. Ridenour represented himself for the Variance request. He provided the Board with a revised <br /> plan that depicts the new dimensions of the detached garage that will be 26 ft.x 24 ft.Mr.Ridenour <br /> was issued a building permit for the main house and an attached garage. <br /> The detached garage will have an in-law apartment above. Mr. Ridenour explained to the Board <br /> that the lot is oddly shaped from a land swap from the abutting property. He requires a Variance <br /> from the frontage. <br /> Mr. Bonvie noticed that there were no dimensions noted on the site plan of the proposed garage, <br /> and wanted clarification if there was someone living in the garage. <br /> Mr. Ridenour mentioned that the Board of Health will require an extra tank to accommodate the <br /> extra bedroom over the garage. <br /> Mr. Morris mentioned that the ADU will be as of right, and needs relief for the location of the <br /> building. The Morris issued a permit for the main house. <br /> Mr.Goldstein read the Board of Health comments into the record;"Plan shows an apartment <br /> on second level with bedroom and plumbing. Where is no septic plan to service this area. <br /> Septic design to service main house is not large enough to handle the 51h bedroom and a <br /> single compartment tank is not allowed to service two buildings. Unless new septic plans are <br /> submitted the Health Department cannot approve the livable space above the detached <br /> garage. <br /> Mr. Ridenour mentioned that he submitted a new plan for the main home depicting a 6 ft. opening <br /> for one of the rooms. He will add another tank,for the garage. <br /> The Board had a conversation to confirm that they are only approving the setback for the detached <br /> garage. <br /> to <br />
