Site Plan and Landscape Review <br /> 6 Falmouth Road <br /> Attorney—Michael Ford <br /> Owner—Sal Cuoto <br /> Propose to change use from motel to retail <br /> Demo and rebuild <br /> Michael Ford, Sal Cuoto, Tom Simkins, and David Albrecht attended. David Albrecht gave a detailed <br /> presentation: <br /> • Presented architectural Plans and explained layout. <br /> • Project will include complete demolition of old Santuit Motel, except new Septic System(3 years old) <br /> will remain. <br /> • Access will be off Route 28 and also on/off of Clipper road to accommodate delivery trucks. <br /> • Landscape Plan to create forest-like atmosphere. <br /> • Sign will be in front of low shrubs. <br /> • Signage for each of 6 retail businesses. <br /> • Lighting above signs and building are goosenecks. <br /> • Proposed retaining wall will probably be modular block; and guard rail with chain link fence will be at <br /> walled area. <br /> • Clipper Road they believe is a Town road and they are looking to widen and pave at their property line. <br /> • Color combination on building similar to the Route 151 building. <br /> Design Review Committee commented that the applicant did a great job on their presentation. There wasa <br /> lengthy discussion and following noted: <br /> • 10 foot natural buffer around perimeter of property is required. Two areas they have to revisit to meet <br /> this requirement are the drainage area and one corner...this was noted on their Site Plan. <br /> • Mary will visit and review the site. <br /> • Suggestion made that Route 28 should be entry only, no exit. The exit would be from the side road. <br /> Applicant agreed. <br /> • Design Review not opposed to drive through at Dunkin Donuts, if they wish to propose that. <br /> • Landscape Plan great,but Mary noted with it being very wild it will get messy and too wild. She <br /> recommended they bring in more evergreens. Think about winter and maintenance. <br /> • Suggestion made to dress up the elevation facing the street to make it more than a blank wall. <br /> • Signage requirements were addressed, including fact that landlord can set precedent but tenant has to <br /> come back to get tenant sign approved. <br /> • Applicant to come back with signage proposal when they have that ready. <br /> Conclusion: Plan revisions to be made and submitted to Building Department for Design Review to <br /> review. Revisions to include: One way in off Route 28; Mary to review and talk to landscape architect, <br /> including adding minimum 10 foot buffer requirements; building to dress-up left elevation; and if any <br /> equipment goes on roof it has to be screened. <br />
