MASHPEE HIGH SCHOOL BUILDING COMMITTEE <br /> NOVEMBER 9 , 1993 <br /> EXECUTIVE SESSION <br /> Executive Session convened at 9 : 25 p.m. <br /> Members Present: Peter Dinizio, Steve Greelish , Merry Sue <br /> Ahlgren, Janice Mills, Bill Jones, Bill Martiros <br /> Also Present: Tom Fudala, Dr. Lincoln DeMoura, Carl Franceschi <br /> A quorum being present, the chair states that notice and posting <br /> of the meeting was given. After the executive session the <br /> meeting will not reconvene. The purpose of this executive <br /> session is to deliberate upon matters which, if done in open <br /> meeting could detrimentally affect the position of the town , and <br /> regarding the purchase, exchange, lease or value of real <br /> property . All of the foregoing is hereby made part of the <br /> official minutes of this body. <br /> The Committee discussed what to recommend to the Selectmen <br /> regarding money . <br /> Mr. Franceschi stated the appraisers have given him figures of <br /> • $827 ,000 for the Center site. $660 ,000 for the 151 site. <br /> The $827 ,000 includes the commercial land. $710 , 000 is the <br /> amount for DRA 's recommendation (excluding commercial land and 1 <br /> other parcel ) . <br /> Mr. Franceschi suggested a conference with the appraisers and <br /> town counsel to discuss specifically the implications of taking <br /> parts of a lot or lots adjacent to commercial land. <br /> The commercial land was valued at $15 ,000 per acre. <br /> The residential land valued at $6 , 000 per acre. <br /> Mr. Dinizio stated those figures are the bare minimum. You offer <br /> that to the owners and if they want to challenge it you go up <br /> from there . <br /> Tom stated those figure are incredibly low numbers compared to <br /> the assessed values and that worries him. <br /> The piece on the corner of Great Neck Road and Meetinghouse Road <br /> was not appraised . It is in the site plans but not on the list <br /> of appraisals because it did not look like it would be used. He <br /> thinks it make sense to leave it in, to give flexibility in site <br /> planning , especially in light of all the concerns regarding So. <br /> Sandwich Rd traffic. <br /> In the description he wrote up for Bob Whritenour it reads "all <br /> or portion of" properties, allowing flexibility. It allows the <br /> Selectmen to purchase property but does not specify they have to <br /> • buy all the property. He would recommend as broad an outline of <br /> the site to allow flexibility and it can be cut down when the <br /> site design is completed. <br /> 1 <br />
