What can Chartwell do for Mashpee? <br /> Their approach is based on teamwork , helping each other and working in a <br /> non-adversarial manner and a cost effective, time effective manner. <br /> we see ourselves as your technical representative overseeing and managing <br /> all aspects of the project. We don ' t see ourselves doing estimates, or <br /> schedules or any of the work of an architect or contractor. our job is to <br /> see that they are doing what they are contracted to and to help them do it <br /> smoothly and effectively. <br /> We believe in spending time in the very beginning planning what we are <br /> going to do. Collecting information on what the project objective and <br /> criteria may be. We start by setting up a plan of operation , getting <br /> everyone involved and moving it forward. <br /> Coordination and controlling and monitoring the contractor and consultants <br /> - if something is going wrong we step in and do something about it. <br /> What we will do: <br /> We would like to conduct a value management workshop. I continue to hear <br /> concerns from the Committee about lifecycle costing . This would be a <br /> brainstorming session , at the end of schematics , beginning of design <br /> development, involving Chartwell , consultants, the Committee . In the past <br /> this type of session has come up with great ideas for making a better <br /> building and reducing costs. <br /> They will provide design review at the beginning of contract documents to <br /> make sure drawings come together and nothing is missed and try to avoid <br /> future problems. <br /> Constructability review, Beacon will review the plans to see if it will <br /> work and offer alternatives. Beacon is a contractor but they also own <br /> their own buildings and therefore produce efficient operating buildings . <br /> Chartwell ' s role is to review and analysis designs , estimates and schedules <br /> from the architect, are they reasonable, do they fit the budget, is it a <br /> practical solution? <br /> At various stages of the project we will report back to you , is the <br /> schedule complying and the financial status of the project. We will <br /> produce options for you to review and will make recommendations. <br /> Most important is once you have made a decision , you must take action. If <br /> there is a problem take action to do something about it. <br /> How will Chartwell interact with the Committee? <br /> He presented a chart of the phases of the project and how much <br /> participation is needed. Chartwell has a full time participation while the <br /> Committee has only a partial involvement in many stages. Chartwell will <br /> take away much of the detail work from the Committee. <br /> Mr. Aitchison will be the project director. He will attend all the <br /> Committee meetings and be the link between the architect, engineer, <br /> consultants and the Committee. He will be deeply involved during the design <br /> development and schematic design . <br /> After that, Brian Rowlands , project manager will become more involved with <br /> the architect on a day to day basis, during contract documents and <br /> construction. Both Brian and Ian are fully committed to this project. <br /> Because an important part of the job is to provide communication between <br /> the architect, Committee and the Town of Mashpee, they propose to appoint a <br /> person to work out of the town hall , initially when there is a need for a <br /> 4 <br />
