A <br /> Conservation Commission) may be located less than 100 feet from <br /> any body of surface water, measured from mean high water, or any <br /> wetland over one acre in size or adjoining a surface water body. <br /> Campsites to which direct vehicular access and/or sewer hookups are <br /> provided and any parking areas or roadways should be located at least <br /> 300 feet from any surface water body unless the Board allows a lesser <br /> distance based on particular circumstances or mitigating factors. <br /> A <br /> (8) There shall be a continuous, unbroken buffer strip of undisturbed <br /> natural vegetation at least 50 feet in width surrounding the entire <br /> perimeter of the campground except for one primary access road, at <br /> which point one identification sign with a surface area of up to 20 <br /> sq.feet per side may be located, and for any secondary emergency <br /> access road required by the Fire Chief. No campsite having sewer <br /> hookups or used for other than tent camping may be located within <br /> 100 feet of a State, County, or Town road or any abutting residential <br /> lot. <br /> (9) At least thirty-five (35) percent of the site shall be left in its natural <br /> undeveloped state as open space. Such open space shall, wherever <br /> possible, be located in Primary or Secondary Conservation Areas <br /> designated by the Mashpee Open Space Incentive Plan and shall be <br /> provided in large contiguous areas rather than narrow strips or isolated <br /> pieces. <br /> } (10) A Water Quality Report as specified in Section 6.5 shall be required <br /> for any campground which will include sewer hookups, a sewage <br /> + disposal station or more than 50 campsites. <br /> (11) Adequate water supply and restroom facilities shall be provided in <br /> conformance with the regulations of the Board of Health and any <br /> other applicable Town and State agencies. No restroom facility may <br /> be less than 300 feet from any property line, surface water body or <br /> wetland. <br /> (12) There shall be no laundry, restaurant, grocery store, entertainment <br /> arcade or other commercial facilities unless the campground is located <br /> in a commercial or industrial district within which such uses are <br /> allowed. <br /> Y (13) There may be one permanent residence located on the campground site <br /> for use by the owner, operator or caretaker of the campground. It <br /> ` may not be rented or leased out for occupancy by any other party or <br /> sold as a separate property. Such residence shall count as eight <br /> campsites in calculating the allowed number of campsites. <br /> " (14) Town noise by-laws shall be strictly enforced by the campground <br /> operator. Continuous violations of this provision may be considered a <br /> ` basis for rescission of the special permit after a public hearing. <br /> ` (15) No person or vehicle may be allowed to stay within the campground, <br /> other than the owner, operator, caretaker or other campground <br /> ` employee or their vehicles, for more than thirty(30)days per calendar <br /> year.
