Mashpee Board of Appeals Minutes - November 29, 1989 Page 2. <br />Malloy - cont. <br />discuss this with the Board of Health. <br />Mr. Hanrahan moved to grant the Speeial Permit as requested. Mr. Halpern <br />seconded. All agreed. <br />Frank P. Peros - (Owner of record: Frank P. and Callie K. Peros) <br />Requests a Special Permit under Section 5.1 of the Zoning By-laws for <br />permission to extend a non -conforming structure with a 5' x 16' <br />storage and closet addition in an R-3 zoning district on property <br />located at 11 Bluff Avenue (Map 111, Block 144) Mashpee, MA. <br />Members sitting: M. Makunas, W. Hanrahan, J. Friel <br />Mr. Peros represented his application. He informed the Board that <br />the house was built in 1961 as a summer home and has had some additions. <br />He said he was proposing to add closet and storage space. <br />There were no comments from abutters. <br />Mr. Makunas asked what the set backs were at the time of construction <br />and Mr. Boyd stated that they were 71'. Mr. Makunas stated that the house <br />had been built without a Variance but that it needed a Variance at that <br />• time. Mr. Makunas asked if anyone had challenged the building and <br />Mr. Peros replied that there were no challenges. <br />Mr. Boyd stated that the whole house is pre-existing, non -conforming <br />and would technically require a Variance. <br />Mr. Peros explained that he also had a 19' x 24' garage on the lot <br />which did not appear on the plans. Mr. Boyd explained that the surveyor <br />should have included all buildings on the plan. <br />Mr. Makunas computed lot coverage at 22% and explained that Mr. Peros <br />would have to come before the Board with a drawing that shows all <br />buildings on the lot. Mr. Halpern suggested that he request a Variance <br />on lot coverage under 7.4 and side -line setbacks. <br />Mr. Peros signed a Request for Withdrawal without prejudice. <br />Mr. Friel moved to accept the Withdrawal without Prejudice. <br />Mr. Hanrahan seconded. All agreed. <br />William F. and Christine Mullen - Request a Variance under Section 7.4 <br />of the Land Space Requirements for permission to vary the setback require- <br />ments in an R-3 zoning district on property located at 1 Lisa Lane (Map 99, <br />Block 11) Mashpee, MA. <br />0 <br />Members sitting: M.
