Mashpee Board of Appeals Minutes - May 23, 1990 2. <br />W. Bradford Wheatley - Agent: New Seabury Co. - Requests a Variance <br />under Section 174-31 of the Land Space Requirements for permission to <br />vary the setbacks in an R-3 zoning district on property located at <br />57 Tide Run (Map 125, Block 253) Mashpee, MA. <br />Members sitting: C. Hawver, M. Makunas, W. Hanrahan <br />Michael Denton of New Seabury Engineering represented the applicant. <br />He explained that the only location for a swimming pool is on the street <br />side of the house due to conservation restrictions on the waterfront. <br />Total lot coverage would be 19.99% and Mr. Denton stated that the house <br />plan had been reduced in size to accomodate the pool. <br />Ms. Hawver read a letter from Dr. George M. Wheatley stating that <br />he had advised his son to have a pool.for hydrotherapy. <br />Barbara Lynch, a direct abutter, asked what the front set -back <br />would be and Mr. Hanrahan replied that the pool would be 19' from <br />Tide Run. Ms. Lynch asked what set -back would be after fencing and <br />Mr. Halpern stated that fences are not included in set -back requirements. <br />Mr. Makunas asked if houses on both sides.had 40 foot set -backs <br />and Mr. Denton replied that they were in excess of 40 feet. <br />James Rantuccio, an abutter, informed the Board that Mr. Wheatley <br />• had originally planned on a much larger house and had reduced the <br />size after objections from Conservation. He objected to the proposed <br />front set -back. <br />Mr. Makunas moved to take the Petition under advisement. <br />Mr. Hanrahan seconded. All agreed. <br />James L. Galvin (Advisement from April 11, 1990 meeting) <br />Members sitting: C. Hawver, M. Makunas, R. Halpern <br />Attorney Richard Dubin informed the Board that he had been <br />unable to reach an abutter Lorraine Viglione, to discuss the relocation <br />of the garage and requested a 60 -day extension of the hearing calendar <br />on the application. <br />Mr. Makunas moved to grant the extension. Mr. Halpern seconded. <br />All agreed. <br />Rona R. and Marvin B. Schpeiser - (Advisement from April 25, 1990) <br />Members sitting: C. Hawver, W. Hanrahan, E. Govoni <br />Board members reviewed revised plans eliminating one addition. <br />. Mr. Hanrahan moved to grant the Variance based on revised plans. <br />Mr. Govoni seconded. All agreed. <br />
