I remain president for SHADO and I've presented at the spring <br /> MassNAHRO conferences on the topic of housing authority policies. My hours have been <br /> increased to 40 hours per geek, currently I am at Asher's Path on Mondays, Wednesdays., and <br /> Thursdays and at the main office on Tuesdays and Fridays (unless I am attending a meeting). <br /> Currently ray pay for Asher's Path is corning directly from Peabody Properties, but this is <br /> expected to snitch over to the housing authority this net fiscal year. I remainon-call for <br /> emergencies 24/7. <br /> Budget/Finance <br /> Our budget was, thankfully, finally increased this past year after five years of level funding. We <br /> have not been able to do a lot of improvements to our sites, as there was an unusual amount <br /> f unit turnovers this past year and utility costs increased overall. In the coming year, vire hope <br /> to focus some spending on ..curb appeal..and landscape and maintenance items. We do expect <br /> to have gone over-budget on some of our spending this past fiscal year, but only in the areas <br /> that vire were not able to control i.e. contract costs and extraordinary maintenance). In May, <br /> employee bonuses were awarded by the beard, as allowed in the budget guidelines. <br /> Activities During the Past Year <br /> WAITING LISTS: The waiting lists for the one, two, and four bedroom MRVP Project Based <br /> program remain aper, as does the Chapter 667 housing (elderly/disabled housing) at Horeer <br /> grillage. The throe bedroom lists (705 and M VP Project Based) were opened in the fall and <br /> remain open. A waiting list update was done for all gaiting lists. <br /> POLICIES: The following policies were reviewed, added and/or updated this past year: Medical <br /> Expenses Policy, Community room Use Policy, Personnel Policy. <br /> The By-Laws and resident handbooks were also updated. <br /> UNIT TURN-OVER/ MAI TE A{ E; In the past 12 months, we"ve had six H me er Village <br /> apartments tura-over and one 705/Breezy Acres apartments turn-over. Carbon Monoxide <br /> detector batteries were replaced in all units at both developments and all fire extinguishers <br /> were recharged or replaced as well. All items on the mthly preventative maintenance <br /> schedule were addressed. One of the septic systems at Breezy Acres failed. DHCD provided <br /> emergency funding to replace the system in the fall. <br /> NON PROFIT: Our non-profit corporation, the Mashpee Affordable Housing Trust, while still <br /> incorporated as a 501 c is inactive, <br /> NEW PROJECTSIDEVELOPMENT: <br /> ASHE ' PATH: By far our biggest accomplishment this past fiscal year was the <br /> completion of the Asher's Path Apartments. Occupancy started in September 2007 and was <br /> completed by the end of the year. Although I was unable to be there for the basing-up of the <br /> building, I feel that I`ve rade great strides to get caught up on things at the site. Despite <br /> some"bumps in the road", there remains a plan that Peabody Properties will be participating in <br /> training me in the LIHTc program before the housing authority takes complete management of <br /> this property, which is planned to take place by July 2009.
