All rents payable by Tenant to Landlord under this Lease shall be made payable to the Landlord <br /> and mailed to the address of the Landlord at <br /> The Tenant will promptly pay all rent herein prescribed on the first day of each and every <br /> calendar month during the fall teen of this Lease. <br /> 4. TERMINATION: <br /> At the expiration or earlier termination of this Indenture of Lease, Tenant shall, at <br /> Tenant's expense, remove all of Tenant's personal property, and repair any material injury done <br /> by or in connection with the installation or removal of said property, and surrender the Leased <br /> Premises. All property of Tenant remaining on the Leased Premises after the expiration or earlier <br /> termination of this Lease shall be conclusively deemed abandoned and at Landlord's option, may <br /> be retained by Landlord, or may be removed by Landlord, and Tenant shall reimburse Landlord_ <br /> for the cost of such removal. Landlord may have any such property stored at Tenant's risk and <br /> expense. <br /> 5. Tenant will maintain the <br /> Leased Premises at its own expense in a clean, orderly and sanitary condition. Tenant will <br /> comply with all applicable laws and ordinances of governmental authorities, except with respect <br /> to cannabis under the federal Controlled Substances Act, 21 U.S.C. ch 13 sec 801 et sec. Tenant <br /> will not store,keep or maintain inflammable or other combustible materials on the premises, <br /> which would cause the insurance premiums for fire insurance on the premises to be increased, <br /> except for food-grade ethanol to be utilized in a closed loop extraction system,which shall be <br /> subject to regulation by the Massachusetts Cannabis Control Commission and the Mashpee Fire <br /> Department and which, as a condition of its use pursuant to a marijuana product manufacturing <br /> license shall have insurance pursuant to the requirements of 935 CMR 50Q.105(10), which <br /> specifically requires general liability insurance coverage for no less than$1,000,000 per <br /> occurrence and $2,000,000 in aggregate, annually, and product liability insurance coverage for <br /> no less than$1,000,000 per occurrence, and$2,000,000 in aggregate, annually, and with the <br /> deductible for each policy being no higher that$5,000 per occurrence. <br /> 8.
