She noted that the studies located <br /> indicate that phosphate migration from properly installed <br /> and maintained septic systems is approximatley 1% of the <br /> load from raw sewage , whereas Dr . Kerfoot ' s study sights <br /> between 5 & IOX . In addit Ms . Wilson calculated <br /> nitrogen levels for the site based on 60 units and came up <br /> with 5. 04 parts per milimeter nitrate . <br /> Tony Ferragamo asked the width of the lot . Per Ms . Wilson <br /> the width is a little better than 800 linear feet . Mr . <br /> Ferragamo then asked if they had analyzed how many lots <br /> could abut the lake in a standard subdivision . <br /> Per Ms. Wilson , it would be possible to have 10 -although <br /> they wouldn ' t have the lot frontage on the pond, but would <br /> have road frontage . Mr . Ferragamo asked to see the number <br /> used to to establish zoning frontage for the 10 lots . Ms . <br /> Wilson did not have the number available . Mr . Ferragamo <br /> stated that he wanted a basis , given the zoning regulations <br /> that apply to a subdivision plan , as to how these <br /> multi -fami l ::r units would compare . <br /> Town Planner , Tom Fudala stated that 43 units could not be <br /> built on the property . The old zoning does not apply to the <br /> property and a subdivision had never been filed . Mr . He also stated <br /> that Bryants Neck is the source of contanmination and that <br /> is what should be looked .at . <br />
