The more amenities you have the <br /> . better the subdivision will be . Dick Dubin said it' s not <br /> `. ' that you can' t have golf courses it ' s just that you can' t <br /> /.` use it for your open space . (You can use 10%) Tony <br /> Ferragamo said that golf courses are a money maker for the <br /> developer . He also thinks that in order for each <br /> ' subdivision to be a quality subdivision it has to have a <br /> golf course . John Umina said he would agree with that . <br /> At this time Dick Dubin moved on to the next article . Earle <br /> Marsters thinks that 7. 0 should be taken out . Then in <br /> number It , whatever you come up with in the Town that should <br /> be the same . Also 4/5 vote is to high , he thinks it should <br /> be 3/5 because whpn do we ever have 5 members of the <br /> Planning Board present . Tom Fudala said that the state <br /> requirement for a special permit vote , takes 4 out of 5 <br /> membors of the board. <br /> Dick Dubin read the next article and asked if the Building <br /> Inspector would like to comment on the article . Doug Boyd <br /> said that this article just spells everything out . Everyone <br /> is presently going before the Design Review Committee . <br /> The next article was the OSlD. Dick Dubin asked if Tom <br /> Fudala would discuss this article . The only thing that <br /> bothers Dick Dubin is that were deleting section 9. 3 and <br /> adding instead this article . Dick Dubin thinks section <br /> 9. 343 is to extreme . He asked if Tom Fudala would go over <br /> how the incentives work . Tom Fudala said there are three <br /> stages. The basic stage would be a piece of property that <br /> is subdivided and you can count all the lots as your units, <br /> or a special permit that allows a certian number of units , <br /> or undeveloped land. You would divide the acrage by minimum <br /> lot size and that would give you your base to start with and <br /> multiply it by I . I . The second stage is that if open space <br /> is in an area referred to as primary conservation areas in <br /> the open space plan of the Town and then you would multiply <br /> what you end up with in round A by 1 .5: if it's in secondary <br /> conservation multiply by 1 .25 and if it's in another area <br /> but of value to the Town and the Conservation Commission <br /> votes on it you can get a bonus of 1 .0 or 1 .5. <br /> Tony Ferragamo just wants to know more about the article <br /> before he jumps behind it . He thinks it's very involved and <br /> we can' t properly administer the article if we don' t know <br /> excatly what the article is talking about .
