Dubin then introduced the Brynwood Associates plan to the meeting. <br /> Mr . Rowley stated that all details should be on the definitive plan <br /> which is the only one which is recorded . He said he had visited the <br /> site as part of his preliminary investigation and there was not a grade <br /> problem. However, at the entrance it is difficult to see down the road . <br /> Mr . Jonas suggested that the sight distance should be included on the <br /> plan. <br /> Mr . Rowley stated that at this point it is not known what sort of <br /> development will be built - if it turns out to be a big multi-family <br /> unit there will be a lot of traffic . However, Mr . Rowley stated that <br /> the Board could insist upon reconstruction of a portion of the road at <br /> a Ilater date . Right now the project is only four lots . <br /> It was noted that a special permit had been issued to Pine Hill Estates <br /> and the road was to be straightened and widened down on Route 151 . <br /> Mr . Jonas stated that, they were now talking about another subdivision. <br /> It was noted that Mr . Reardon had stated that they could not have sub- <br /> division approval and a special permit . you canot have two plans for <br /> the same property. <br /> Mr . Dubin suggested that Mr . Slavinsky of Cape and Islands Survey be <br /> asked to pick up a marked copy of the print and correct the definitive <br /> linen in accordance with the Engineer ' s markings so that it would be <br /> available for the August 7th meeting. <br /> Mr . Dubin then introduced the Bayview Building project . Mr . Rowley <br /> stated that he had wanted further detail on the plan. Mr . Jonas <br /> commented that a trailer and a camper had been placed on the premises . <br /> Mr . Rowley reviewed the revised plan and found it satisfactory. <br /> Mr . Dubin called for a motion. Mr . Jonas made a motion to approve said <br /> plan. Motion was seconded by Mr . Ferragamo and the Board voted unanimous- <br /> ly in favor of approval . Mr . Dubin directed the secretary to forward <br /> the approved plan to the Town Clerk to be held for the 20-day appeal <br /> period . <br /> Mr . Rowley stated that he had reviewed Shellback Realty Trust ' s plan. <br /> He reminded the Board that they had failed to include proper detail on <br /> the plan and he had subsequently received further information. They had <br /> failed to include weight of vehicles on the road; there were no weep <br /> holes in the wall ; there was no detail as to the material that supports <br /> the wall , i . e . , gravel , stone , etc . The guard rail was only 18" from <br /> the edge of the pavement . There was less than 4' between the finished <br />
