BOX 1108 <br /> MASHPEE, MA 02649 <br /> PLANNING BOARD MINUTES : July 17 , 1985 P . 6 <br /> ---------------------------------------------------------------------- <br /> Charlie Rowley to straighten out some of the comments that he had made <br /> in his review summary on June 19 , 1985 . I think as far as his general <br /> comments : <br /> No . 1 . I think if the Board will recollect my presentation before , <br /> we did meet the letter of regulations regarding preliminary plans be <br /> filed in that we did a preliminary plan . It doesn ' t agree with the <br /> road that was shown on the preliminary plan but I feel this is a <br /> superior plan and I don' t think the regulations state that definitive <br /> plans have to follow the preliminary precisely. I think there are <br /> other cases - I would also point out that I think the regulation <br /> exceeds the authority granted in the Subdivision Control Law because <br /> that very clearly states the petition may. <br /> No . 2 I have not shown the total road width and that is true . I <br /> have presented the waiver tonight . <br /> No . 3 . This was a question about the typical sections . When I met <br /> with him I did correctthe typical section but in reviewing the plan <br /> he has more comments . I would like to discuss these comment with the <br /> Board if the Board were going to accept the 161 . <br /> Mr . Jonas : Do you have a list of his comments? <br /> Mr . McGrath: I didn' t write them down - I did write them down but I <br /> don ' t have that note with me . <br /> Mr . Dubin: Perhaps we should hold off on the stuff - He should be <br /> here any moment now. <br /> Mr . McGrath: OK - well , I could at least explain them to you because <br /> they ' re pretty simple . This is a revised plan. This is the one I am <br /> submitting tonight . When we originaly drew this we extended the 16 ' <br /> pavement out but we had small radius in this location. Based on <br /> Charlie ' s experience up the road, he wanted me to widen this point to <br /> 20 ' for at least 50 ' back. And the second thing I did was I proposed <br /> there be 4 ' shoulders on both sides rather than 2 ' as in the regula- <br /> tions . 4 ' shoulders would allow greater clear area and that has been <br /> revised on the typical sections . It is obvious that the Planning <br /> Board ' s scope is to insure that each and every lot has adequate access . <br /> If you have been out to the site you realize you can walk up the road <br /> and slowing climb the hill and come down the side of the hill and <br /> there is a peninsula - there should be a hill over here with a valley <br /> in between with a dry ditch in the middle and what we have shown on <br /> the plan is how we are going to provide access to the lots across the <br />
