MA 02649
PLANNING BOARD MINUTES : 7/17/85 P . 7
-----------------------------------------------------------------------
way. Typical construction details are on not only the plan profile
but on the particular sections . We believe that the submission is
adequate and we believe the plans have been corrected as discussed.
with Charlie Rowley and I think it is an approvable plan at the moment .
Mr . Jonas : I have a question - Lot #14 - did you intend to make a
notation on the plan that this is not going to be subdivided?
Mr . McGrath : Oh, No . Because that still has fron, tage on Great Neck
Road and the minimun lot size is 40 , 000 square feet so that
Mr . Ferragamo : You began your comment when you were selling your
plan - you were providing lower density.
Mr . McGrath : Yeah, exactly.
Mr . Ferragamo : There will be no lower denisty if you re-subdivide .
Mr . McGrath : Well , . it is not our intention to re-subdivide at the
moment but to tie up that amount of land -
Mr . Ferragamo : But you opened your remarks by first telling us we were
getting a much better package than we should expect on this piece of
land because of lower denisty and when you look at the total acreage
you are probably right , but when you take a piece of it with a lot
of frontage on Great Neck Road and - I think we have to talk about that
a little bit - particularly when all of yourother major points -
trying to convinceus this is a good subdivision - that it will limit
the amount of egress and access ways onto Great Neck Road, and what I
see happening with that amount of access is a lot of driveways onto
Great Neck Road next to the subdivision. The last point in your
dissertation as to why we should enact a waiver to the paved width -
I am corect in assuming you have a 40 ' - - Your combined acreage is
26 . 7 acres . Gross acreage - buildable and non-buildable - wetlands .
Everything . You are selling me on getting 10 lots out of 26 . 7 acres .
How much is wetland?
Mr . McGrath : It will take me a few minutes to figure it out . I am
not prepared -
Mr . Ferragamo : So nobody really knows how much is buildable?
Mr . McGrath: It is on the plan - just give me a few minutes .
