Marsters : I think -that 's very subjective and that 's why we have <br /> Design Review to determine that . I would say when we have need of a <br /> professional -to do planning we get a professional planner. If we <br /> have need for a professional landscape architect , we get a professional <br /> landscape architect . <br /> Mr . Fudala : It 's not so much a design question but the character of <br /> the town, <br /> MIr . Pvlarsters : I -thin]-, the landscape architect understands that and is <br /> trying to accomplish that . You've got to give him some freedom. This <br /> doesn't give him any freedom . <br /> ]Vir. Fudala : Like I said we have 2 weeks to work on the wording, and <br /> see if we can't come up with something you like "better, but I wouldn't <br /> back off all the way. <br /> Mr . Dubin: There would be some way to soften it and that would be to <br /> provide the Board the authority to waive the requirement in. suitable <br /> cases , that encourages it but didn't require it in every case . <br /> Air. Fudala : This is something in our by-laws and regulated by -the <br /> Board of Appeals . <br /> Mir , Boyd : Only way can waive requirement is if developer can show a <br /> hardship and financial isn' t hardship. <br /> Mr . Dubin: That might be way to do it -though if we have a by-law. <br /> Mr . Fudala: That 's the problem we have now - it says left wooded or <br /> suitably landscaped and the way that 's interpreted . <br /> P.qr. Marst-lers : Some is left wooded . Sea Oaks was left wooded . <br /> Mir. Fudala: But -that 's not commercial or industrial . <br /> A11r . Marsters : No, but you have to leave certain amount wooded in <br /> industrial . But commercial we only have a 40' setback and the idea w�,,-, <br /> to pull back -the buildings forward , landscape and have parking in back <br /> in the village concept . <br /> P:ir . Fudala : If that 's what village concept means , I 've never seen the <br /> village concept plan . If it means fronting all the buildings on 28 , <br /> that 's not village concept , that 's strip commercial . <br />
