Zolon of CN Z154pre
P. 01 Box 1108
MASHPEE, MA 02649
PLANNING BOARD MINUTES . 4/17/85 P. 12
Mr . Marsters : Vle varied the setback from 100' to 11-01 .
Mr. Fudala: The other point we haven't -talked about is -trying to elimi-
nate the number of driveway accesses .
Ms . Stone - That 's done in the village concept .
11,1arsters : That doesn't make -too much sense either, because again
it 's too rigid . You could have a lot that corners on 2 streets where
you have to go all around to get in, there again you're causing more
traffic and -there has to be some freedom in -these cases . All you 're
doing is creating more lots so it wouldn't really do anything and in
some cases it may be too restrictive . Can you imagine one entrance into
the New Seabury shopping area?
Mr . 116akunas : Aaain driveways should be based on practical use and not
the number of lots .
Mr . Marsters : Right and again that 's Design Review and Consulting
Engineer. I think it 's much too rigid .
Mr. Fudala: Possibly it 's an adverse affect . I -think there 's a middle
ground to accomplish what we 're trying to do .
Mr . Dubin: Anybody else have any comments on this proposed article?
(there was no one ) If not we 'll close this hearing and it will be
heard a, second time on May 1 .
Petitioner: Merwin Sturgis
Submitted by: John Slavinsky
Location: Mashpee Pond
Type of Plan: Public Hearing on Definitive Plan
Mr . Dubin read the notice as advertised in -the newspaper . Mr. Dubin
then informed Mr. Slavinsky that because they hadn't submitted a list
of abuttors none were notified . But the hearing will be held any way
and continued to May Ist and in the mean-time the abuttors will be
notified . The Board will take a vote on May lst on the plan.
Mr. Slavinsky- explained the plan was for 11 lots and 3 common areas ,
but it 's not a cluster. He said the Board suggested increasing the
dirt way -to a gravel way at the cul-de-sac . They created a 4,01 wide
easement along the traveled way for lots 8 , 9 & 10 . Mr. Rowley said
they should better define the 40 ' easement as he would want to know
where it is by using 'bearings , Mr . Slavinsky agreed to define it ,
Mr . Dubin asked if there were any comments from the audience . There
were none and he continued the public hearing -to May 1.
