structural mechanical, or electrical component of the Premises <br /> . 9 without Landlord's <br /> written consent, in each instance not to be unreasonably Withheld. All trade fixtures and <br /> apparatus owned by Tenant not covered by Paragraph C shall remain the property of <br /> Tenant and shall be removed at the expiration of the term of this lease. No other <br /> improvements or fixtures shall be removed from the Premises without wn*tten approval of <br /> Landlord, not to be unreasonably withheld. Landlord reserves the right to require Tenant <br /> to evidence proof of ownershi <br /> ip- <br /> 10. REPAIRS AND MAINTENANCE <br /> Tenant shall keep and maintain the leased premisesall areas 'nclud* <br /> and 1 ing service and <br /> entrance areas of building, as well as the areas designated on Schedule A attached hereto, <br /> in good, neat, clean and orderly condition at all times. Tenant shall keep the *inside and <br /> outside of all glass in the doors and windows of the Premises clean and shall keep all <br /> exterior surfaces clean. Tenant agrees to replace promptly at his/her own expense with <br /> glass of a like kind and quality any window glass of the Premises which may become <br /> cracked or broken unless by fire. <br /> Tenant shall keep the interior of the'Premises together with all electrical, plumbing and <br /> other mechanical installations repaired, whole and of the same kind, quality and <br /> description and in such good repair, order and condition as the same are at the beginning <br /> of the term of this lease or may be put in thereafter, reasonable and ordinary wear and <br /> tear and damage by fire and other unavoidable casualty only accepted. <br /> Tenant shall not overload the electrical wiring servicing the Premises, and shall install at <br /> his/her own expense, but only after obtaining Landlord's written approval, not to be <br /> unreasonably withheld, any additional electrical *ring which may be required in <br /> connection with Tenant's apparatus. <br /> Tenant further shall not cut or drill into or secure any fixture, apparatus or equipment of <br /> OF <br /> any kind to any part of the Premises without first obtaining Landlord's written consent, <br /> not to be unreasonably withheld. <br /> Tenant shall repair promptly at his/her own expense any damage to Premises caused by <br /> the negligence of Tenant or those claiming under it, or caused by bringing into the <br /> Premises any equipment for Tenant's use, or by installation or removal of such property <br /> regardless of fault or by whom such damage shall be caused, unless caused by Landlord, <br /> its agents, employees or contractors, and in default of such repairs by Tenant, Landlord <br /> may make same and Tenant shall reimburse Landlord for the reasonable cost of such <br /> repairs in full upon demand. <br /> Landlord agrees to deliver premises with a walk-in c'ooler in working condition. Existing <br /> diplay cases or reffi suppliers units provided by s ers are subject to their terms and <br /> are not part of this lease. Landlord reserves the right to inspect the leased Premises at any <br /> time during the term of this lease. If Tenant fails within a reasonable time to make <br /> repairs to or clean the facilities, Tenant agrees that Landlord shall be authorized and <br /> 6 <br />
