empowered to cause the facilities to be properly repaired or cleaned, and Tenant shall <br /> reimburse Landlord for the reasonable cost far such cleaning or repairs in full, as <br /> additional rent, upon demand. <br /> 11. ACCESS TO PREMISES <br /> Tenant agrees that Landlord and its agents or employees or any person authorized by <br /> Landlord may enter the premises during normal business hours, and Without <br /> unreasonably interfering with the Tenant's use of the premises, except that entry shall be <br /> permi*tted at any time when an emergency situation is deemed to exist which warrants <br /> entry, to inspect the condition of the same, to make such repairs, additions, <br /> improvements, changes or alterations to the premises, the building of which the premises <br /> are a part or the Marketplace as Landlord may elect to make, to exhibit the same to <br /> prospective purchasers or lessees of the Marketplace premises. <br /> 12, ADVERTISING AND DISPLAYS <br /> Tenant shall not place or cause to be placed on the exterior of the Premises any sign, <br /> advertising, or embellishment without first obtaining Landlord's written approval. <br /> Tenant shall not use or permit-the use of any advertising medium, such'as flashing lights, <br /> loudspeakers, phonographs,public announcement systems, sound amplifiers, or reception <br /> of radio or television broadcasts within the Marketplace in any manner audible or visible <br /> without first obtaining Landlord's written approval. Tenant also agrees not to solicit <br /> business in the parking lots or other common areas or distribute any handbills anywhere <br /> w*thin the boundaries of New Seabury without the prior written approval of Landlord. <br /> 1 1 <br /> Tenant shall not paint or decorate any part of the exterior or interior of the Premises <br /> without the written approval of Landlord,not to be unreasonably withheld. <br /> Tenant agrees that all articles displayed, and the arrangements, style, color and general <br /> appearance thereof, of the into of the Premises which shall be visible from the exterior <br /> thereof, shall be maintained in the Premises subject to the reasonable approval of <br /> Landlord with respect to whether same are in keeping with the standards and character of <br /> the Marketplace. <br /> 13, COMPLIANCE WITH LAWS <br /> Tenant shall not make or pennit any use of the leased Premises which will be unlawful, <br /> improper or contrary to any applicable law or municipal ordinance (including without <br /> limitation all zoning, building or sanitary statutes, codes, ,rules, regulations or <br /> ordinances), or which will make voidable or increase the cost of any insurance <br /> maintained on the leased Premises by Landlord. <br />
