14. SIGNS <br /> Tenant shall be required to provide appropriate exterior signage. Such signage to be <br /> submitted to the Landlord for written approval. <br /> e <br /> 31 COMMON FACILITIES <br /> All parking areas, access roads, and facilities which may be furnished by Landlord in or <br /> near Marketplace, including parking areas, truck ways, loading docks, delivery passages, <br /> sidewalks,, landscaped areas, retaining walls, stairways, lighting'fixtures and other areas <br /> and improvements which may be provided by for general use in common, shall at all <br /> times be subject to the exclusive control and management of Landlord, ,and Landlord <br /> shall have the right to establish,modify and enforce reasonable rules and regulations with <br /> respect to all facilities and areas described in this section. Tenant and his/her employees <br /> shall park their cars only in those areas designated by Landlord. Landlord shall furnish <br /> Tenant with Marketplace parking permits which. Tenant anal employees shall-display <br /> when using parking facilities. In the event that Tenant or employees fail to park their <br /> cars in designated parking areas Landlord shall have the right to tow Tenant's vehicles at <br /> Tenant's expense or to charge twenty ($20) dollars per day per car parked in any areas <br /> other than those designated, and Tenant shall pay such charge to Landlord. <br /> 16, UTILITIES <br /> Tenant shall promptly pay all charges for all utilities and services furnished to the leased <br /> Premises by Landlord, public utility or public authority or by any person, firm or <br /> corporation. Tenant agrees to contact utility providers in order to arrange for service to <br /> the Premises. The utilities are to be put into the name of the Tenant upon the <br /> commencement of this, lease or this lease shall be declared null and void. <br /> Notwithstanding anything contrary to the above, Tenant shall be responsible for utilities <br /> for the all calendar years through 2020. <br /> The Tenant agrees to submit to the Landlord:a copy of the most recent electric bill for the <br /> subject premises within 30 days upon the signing of this lease. <br /> Landlord declares and Tenant acknowledges that some exterior electric utili ti es,'either <br /> outside of or attached to the leased premises, may be the responsibility of the Tenant., <br /> Tenant agrees to accept responsibility for any such utilities. <br /> Landlord shall under no circumstances be liable to Tenant in damages or otherwise, for <br /> any interruption in utility services caused by unavoidable delay or by necessary repairs or <br /> improvements. Landlord shall not be liable for consequential damages in any event. <br /> In the event that Tenant desires telephone service to the leased Premises, Ten-ant agrees to <br /> pay for any and all costs and charges for service and equipment associated therewith. <br /> In the event there are any outstanding utility invoices from prior tenants, Landlord shall <br /> be responsible for payment of such charges. <br />
