Land-based - Land-based shall mean wholly located on upland including <br /> any guy wires as may be required. <br /> SFGA - Special Permit Granting Authority (SPCA) for Wind Energy <br /> Conversion Facilities shall be the Planning Board <br /> WECF - Wind energy Conversion Facility (WECF). All equipment, <br /> machinery and structures utilized in connection with conversion of wind to <br /> electricity. This includes, but is not limited to, all transmission, storage, <br /> collection and supply equipment, substations, transformers, site access, <br /> service roads and machinery associated with the use.: A wind Energy <br /> Conversion Facility may include one or more wind turbines. <br /> Met Tower - Wind Monitoring or Meteorological ("test" or "met"') <br /> "Tower. Tower used for supporting anemometer, grind vane and other <br /> equipment to assess the grind resource at a predetermined height above the <br /> ground. <br /> Wind Turbine - A device that converts kinetic energy of the wind into <br /> rotational energy to turn an electrical generator Shaft. <br /> C. Use Regulations. WECFs or Met Towers shall require a building permit. <br /> The construction of any WECF or Met Tower may be permitted in all. <br /> zoning districts, subject to issuance of a special permit by the Planing <br /> Board and provided the proposed use complies with provisions of this <br /> section (unless waived by the Board) and any other applicable provisions <br /> of this chapter. Any subsequent change or modification of a WECF shall. <br /> be subject to Planning Board approval of a modification to the original <br /> special permit under the provisions <br /> p p <br /> of Section174-24.C.(9). <br /> D, Dimensional Requirements <br /> (1) Type. Tilt-up towers, fixed-guyed towers, freestanding towers or <br /> other designs may be considered for approval. WECFs may not be <br /> roof mounted or otherwise attached to buildings. <br /> (2) Setback: The base of any WECF shall be set back from any <br /> property line or road layout line to the center of the tower by not <br /> less than 1 % of the proposed height of the tower if abutting <br /> residentially zoned properties and o% of the proposed height of <br /> the tower if abutting nor-resi.den.ti.ally zoned properties. Guy wires <br /> or any WECF-related constructor not wholly below grade, as may <br /> be required by the proposed design, shall be set back at least 20 <br /> feet from property lines, and 30 feet from road layout lies. Other <br /> setbacks shall conform to the required building setbacks of the <br /> zone in which the subject property is located. Guy wire anchors <br /> shall be of sufficient depth and length as to ensure safe operation <br /> of the WECF. The SPGA may allow the setback to be reduced as <br /> 35 <br />
