The Town Planner noted this is a- Planning Board <br /> Article that proves to target -r.eferences that are no longer <br /> appropriate in the bylaw: non-existing zones, arkj-ng <br /> standards for on-street spaces, simplification and <br /> clarification of the process transferring residential - <br /> development into ,commercial areas in order to create -mixed- <br /> use developments . <br /> The -same principles of the OSID bylaw wi-11 be applied, <br /> a transfer from off site open space, as specified on a -map <br /> approved by Town Meeting.., specific bonus multipliers are to <br /> be applied and transferred. Open spa e is identified as <br /> either primary -or- secondary. -Primary bei-ng the valuable <br /> habitat, .waterfront, areas that 'need to be, protected; <br /> Secondary .space i-s identified as very valuable. The 'number <br /> o-f allowed units is doubled from aprimary area. <br /> Public access determines the' mul-tip1ier-,- Ef it remains <br /> in private ownership with a deed restriction, no multiplier <br /> is awarded. If land. is tra-nste rred to a- land trust, state <br /> agency, etc-. , a. fifty-'percent multiplier is awarded.
