soccer field was guilt, she was quite surprised when.a.heli opter landed in her back yard.
t that time she was told that the area would remain open recreational space. At this
point she can no longer continue to be a supportive neighbor and that as an abutter agrees
that it is a reasonable way for the Applicant to use their property as stated in the existing
Special Permit, to build single family hones. She feels it is unreasonable for the
ppl icant to construct -condominiums i'n her back}yard, as she believes this would be
direct negative impact on the character of the abutting neighborhood.
She requested that the Planning Board not grant the Applicant the modification..
Philomena 1 lastrocola, 27 Cranberry Ridge Road— Stated that although the
Applicant wants to build condominiums, the area is not zoned for condominiums; the
area is zoned for construction of houses. She made.reference to increased traffic on Cape Drive, and the
dangerous situation being..created.
The Chairman interjected that he feels the buffers would eliminate most of the
visual impacts and the noise levels as well.
Ms. Culcasi informed the.Board that when she purchased her home she-was told
that there would be a single-family home in her back yard. She asked the Board to not
allover this modification request.
Terri-McDonald, 1 l Cranberry Midge road— Suggested that the Applicant build
on the.existing lots that they currently own. She pointed out that there are currently -
lots owned by the Applicant that are for sale. She suggested that they could meet their
membership goals if they relocate the comdex units and leave the abutters with the
approved 11 single family homes. She stated that the traffic.study did not include the
gating of willowbend Drive. She respectfully requested the Board deny Special Permit
Modification 26.
The Town Planner noted that the Board has not yet received Mr. owley's review
oche revised plans under discussion and suggested they do so before any decision is
made or official vote taken in this matter.
Attorney Mc lhinney responded that the land in question is zoned for exactly
what is being proposed. It is a matter of discretion for the Planning Board. The
