ith regard to standaurd buffer requirements the Board can, at the request of the <br /> Applicant,approve an alternate schedule of dimensional requirements, including the <br /> buffer. <br /> Clarification is needed regarding required parking as Applicant has not specified <br /> proposed commercial use type or square footage in any form. The Zoning bylaw <br /> requires specific parking regulations for retail, restart,medical offices, and general <br /> offices. However, the Board can apply a reduced parking standard under zoning for <br /> Commercial Centers provided said center is over o-. oo sq. ff. <br /> It was the general-consensus of the Board tuconsider this project as a Commercial <br /> Center of'Over 100,000 sq. t. for the entire Mashpee Commons project in order to apply <br /> reduced parking standards per thousand sq.-ft. for retail; 6 per thousand sq. ft. for <br /> restaurant; and 3 per thousand sq. ff. for general offices). <br /> Mr. Storrs agreed that the specific uses requested for Planning Board approval are <br /> retail, restaurant, medical offices, general offices, and service businesses as provided in <br /> the Zoning Board of Appeals Special Permit. <br /> The Planning Board requires the square footage of each use prior to making <br /> parking determination. <br /> % - Retail <br /> % - Restaurant <br /> % - Service <br /> i <br /> % - Gf ice <br /> Handicap spaces will be required to be shown under the Town General Bylaw <br /> which is not waived by the Zoning Board of Appeals Special Permit. 1r. Storrs stated <br /> that the state requirements would be met. <br /> Adequate loading facilities for non-residential uses are required to be shown on <br /> the plans. Mr. Storrs stated that all loading will be done in the back lanes. The Board <br /> requested further clarification of this issue. <br /> A plan for on-street and shared parking is also required by the Board, indicating <br /> hove said spaces are to be owned, constructed, operated and maintained. Proposed deed <br /> and deed restrictions, Association Bylaws or other legal documents for insuring the same <br /> are to be provided to the Board. <br /> The status of Jobs Fishing load, whether it is to remain private or become public, <br /> is required as well as the status for the remaining streets. Mr. Storrs feels it is reasonable <br /> for the Town to own both Jobs Fishing-road and Market Street. <br /> Appropriate bicycle racks are to be provided unless waived by the board. <br /> 7 <br />
