MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A SPECIAL PERMIT <br /> Louis J. Seminara <br /> 68 Echo Road (Map 19 Parcel 14) <br /> Mashpee, MA 02649 <br /> SP-2014-56 <br /> The specific Special Permit uses for the proposed building can allow professional <br /> businesses such as;plumbing,electrical or carpentry shops,service or repair establishments <br /> (Section 174-25 G (4); wholesale business and storage in a roofed structure (Section 174- <br /> 25 G (6); wholesale business and storage (Section 174-25 G (9); and contractor bay <br /> (Section 174-25 G(14). <br /> The parking will accommodate 36 spaces, and 2 handicap spaces. The building <br /> conforms to all appropriate setback requirements and buffer zone requirements. The <br /> required setbacks for the proposed building are as follows: <br /> Front yard setback: 75 feet (minimum) <br /> Side yard setback: 30 feet (minimum) <br /> Rear yard setback: 50 feet (minimum) <br /> Building height: 35 feet (minimum) <br /> Lot coverage: 25% (maximum) <br /> Mr. Furbush stated for the record the application will be presented to the Board of <br /> Health on December 4,2014.Mr.Dan Ojala,Engineer with Down Cape Engineering stated <br /> the septic system design will be modified to pump 590 gallons per day as indicated for#58 <br /> Echo Road. He stated that a building with overhead doors requires floor drains to satisfy <br /> the Title 5 requirements. <br /> Mr. Furbush read a comment dated November 10, 2014 from Mike Mendoza, <br /> Building Commissioner into the record; "Will need to file control construction with the <br /> application"; (definition of control construction is Building Code Requirement.) <br /> Mr. Furbush read the specific recommendations from Planning, Building, Fire <br /> Department, DPW (See detailed list), and Board of Health noted in the October 21, 2014 <br /> meeting minutes. He specifically mentioned a comment from Tom Fudala, Planning <br /> Department requesting a 10 foot vegetative buffer to the West. <br /> Mr. Ojala, stated the landscape plan will be updated to show added plantings and <br /> will supply fill to the area to satisfy the Town Planner's request. <br /> The Fire Department requested a tinning radius template needs to be supplied on <br /> the plan and also a"fire lane". Mr. Ojala will address this with the Fire Chief and will be <br /> noted as a condition. <br /> 2 <br />
