He said that basically there will _1i <br /> be three ways in which the traffic will be dealt with under the Development Agreement. <br /> There will be trip counts and signal warrant studies done at the entrance. Based upon that, <br /> there will be ongoing input by Gape Cod Commission Transportation Staff as well as with the <br /> town in terms of deciding if there are additional changes that need to be made physically to <br /> the layout or if there is the need for an actual signal. <br /> Mr.Butler noted that the tripgeneration numbers are based upon ITE. He stated that there is <br /> g ., <br /> one full floor of medical practices. The second floor will be a combination of laboratory and �r .;., <br /> administrative offices. The basement will be strictly g for storage of records and equipment. <br /> � <br /> Therefore,he stated that they believe that the actual trip counts will be substantially less. <br /> t1g' <br /> Mr. Butler noted that what the letter does is summarize the key components that the Planning <br /> Board asked about. He noted that it provides and deals with the way in which the <br /> Development Agreement will deal with the traffic issues. He stated that the way in which <br /> these traffic issues are being dealt with results in conformance with the Regional Policy Plan <br /> or the Gape Cod Commission Act and also conformance with the criteria under the Special <br /> Permit permitted in the by-laws. <br /> k <br /> E es7tiVns/Commen s: <br /> Mr.James Doran questioned Mr.Butler on the suggested use of the basement and what <br /> g q <br /> vehicle trips would be generated by what is in the basement. Mr.Butler stated that they have # ►,y. <br /> he basement would be used strictly for storage of medical records,medical <br /> deeded that t b y g ��- <br /> equipment,and because of the sloping nature of the topography,the rear of the property will <br /> be used as an area for deliveries. He noted that there will be no patients seen in the basement, <br /> there will be no doctor offices located in the basement;and,at this time,there are no plans for ' <br /> any laboratory ancillary services in the basement. Mr.Butler stated <br /> that he believes once they get a Certificate of Occupancy,under the Development Agreement, t �� <br /> the Mashpee Industrial Park Trust is required to start the process and they would start to take <br /> actual counts. <br /> Mr.Tom Fudala stated that they have not received any letter from the Design Review ; <br /> Commit <br /> tee. Mr.Peter DeLoreon,J.I . Scanlan,discussed the exterior of the proposed <br /> the landscaping plan <br /> building. Mr.Butler noted that the Cape Cod Commission reviewed <br /> and there were some plantings lantin s that were requested to be changed because of a potential <br /> problem with infestation. Mr.Butler added that the woman who is the landscape person on <br /> the Design Review Committee agreed with that change. He stated that what they agreed with .� <br /> .
