The square footage of each building <br /> footprint can also be provided by the engineer. <br /> The T wn Platnner interjected noting the clearing <br /> calculations (clearing of existing vegetation) also need to <br /> be provided at this point. <br /> Attorney Taipa le submitted a draft suggesting the <br /> following: "Upon the approval of the Planning Board of the <br /> plans for Phase III the Applicant sha- 11 only remove the <br /> trees within the .roadway, drivewa. <br /> walkways, building <br /> footprints and are area 0-feet from the building footprints <br /> in Phase III . Prior to the is-suance of any occupancy <br /> permits for units in Phase III or the Board' s review of any <br /> change. " <br /> The Town Planner asked if the reference to 2. -feet is <br /> absolutely necessary. <br /> The consulting Engineer suggested the 0-foot area for <br /> safety purposes . <br /> The Town Planner expressed concern regarding the <br /> preservation of ex-isting trees . He asked for more detail <br /> outside of the Street layouts (grade changes for street <br /> layouts and driveways) . The grading and landscaping .should <br /> be planned out in advance. A complete detailed grading <br /> plan should be available for the entire Phase at this <br /> point, as well as indications of grade changes- greater than <br /> -inches of fill . He suggested an inspection prior to <br /> issuance of building permits for the first four units, and <br /> throughout completion of the project. <br /> Mr. Quinn made reference to a plan entitled, <br /> "Windchime Point Utility Plan - Phase III, dated February <br /> i , 2.003, Revised February 27, 2003 and February 2 , 2003" <br /> indicating -feet around each structure for clearing, <br /> noting there will be few trees remaining. Select trees <br /> have been preserved in each phase of the project . <br /> Mr . Quinn requested time in order to prepare a <br /> landscaping plan. There will be major clearing in the <br /> front of the buildings in order to accommodate utilities, <br /> water, and sewer. There will be wooded areas towards the <br /> back of the units . <br /> 6 <br />
