She asked if the CCC objects to a Development Agreement for <br /> East Steeple Street. <br /> The Town Planner reported that he has been approached <br /> by the Zoning Board of Appeals to conduct a comparison <br /> between the current proposal.. a.nd previous filinngs with <br /> respect to current zoning. He asked Mr. Storrs for 40B <br /> numbers that might be used for -this purpose (!number of <br /> units, regulatory issues, costs and benefits to the Town) . <br /> comparison between the MEPi filing and zoning. <br /> Mr. Storrs agreed to provide this information just a <br /> soon as- it is available for him to do so.. <br /> The Town Plan-ne r expressed his disappointment with the <br /> 40B approach being presented, disregarding all of, the many <br /> previous years worth of Town process, reviews, z ruing <br /> chances, inv stment, effort and agreements . Also, n <br /> mitigation is being ref ired by the CCC for traffic and <br /> wastewater- impacts . <br /> Th-e Chairman commented on the i..mprtce of Town of <br /> Maspee citizen input and discus.sion. <br /> Mr. Storrs stated Mashpee Commons is making an attempt <br /> to respond t.o CCC dire t-ive., as well a-s to the need for <br /> affordable housing, while reducing t-he amount of corercial <br /> building. <br /> The Chairman recognized Buff Chace, Mashpee Commons <br /> Ltd. Partnership, who presented hi-s remarks to the Board. <br /> It is his belief that nixed use i,,s the most effective <br /> method of reducing traffic. Mixed use being a relatively <br /> new zoning concept. Mr. Chace feels the existing zoning <br /> By-laws need to be addressed in order to offer mixed use. <br /> The -1 district adjacent to the Pine Tree/Rotary is <br /> located within the desIgnated growth area. Mr. Chace <br /> sta-ted certain aspects of current zoning in order t'o allow <br /> this district to accept growth: The. allowance of three- <br /> story buildings; the parking By-law be amended to recogni' e <br /> the advantages of -mixed-use and shared parking; and a <br /> significant residential ratio be allowed within the C-1 <br /> di aric affordabiiit . <br /> 1 <br />
