In Section 23 (Flat Pond <br /> Subdivision)is a(34)lot approved subdivision it is proposed to reduce the number of lots <br /> to maximize lot location at build out. Adjacent existing Prometory Point,about(10) <br /> acres, will be built out at(27)units. At Sea Quarters(Section 20), there are(50)units <br /> remaining to be built. In Section 20, a new golf maintenance facility will be built. Also, <br /> in this section on a 4-1/2 acre site,the wastewater treatment facility will be built which <br /> will handle up to 300,000 gallons per day. It is located here because it is one of the <br /> higher areas in New Seabury. In Section 5, will be the principal recharge area,which is <br /> outside zone 2. DEP has endorsed the wastewater facility. Leaching areas will be under <br /> the golf course. Mr. Carr stated that Section 5 is the furthest out in time: 5 years for <br /> commercial center and employee housing(convenience retail,professional office space). <br /> :r <br /> Mr. Balzarini asked if the new development will tie into the wastewater treatment? Mr. <br /> Carr stated it would. The wastewater treatment is an advanced system: rotating <br /> biological(RBC). Ms. Dane asked for the time frame for development? Mr. Carr <br /> responded: first, new clubhouse,wastewater treatment facility, golf course maintenance i.. <br /> facility; second,Flat Pond area; third,Popponessett Place; fourth,Popponessett <br /> condominiums; fifth, section 5. Mr. Balzarini asked if the commercial development <br /> A <br /> would generate more traffic? Mr. Carr's response was that the commercial development <br /> would be more professional offices,thereby not generating much more traffic. Mr. <br /> Wood stated that this plan was very conceptual, certainly subject to change. Mr. <br /> i <br /> Balzariru asked if they would consider a fire department substation within New Seabury. <br /> Mr. wood stated that the water department wanted a desalinization project,also, Mr. <br /> Carr said it was all open to discussion. Mr. Fudala indicated that the previous New <br /> Seabury plan had designs for a fire station. Mr. Kuchinski asked about parking spaces <br /> that are estimated at 744,the new total is 694,with a net loss of 50? Mr. Carr responded <br /> that it was a new of 50,but the math doesn't support that statement. Parting spaces <br /> should be at 794,not 694. Mr. Balzarirni asked about parcel number 26. Mr. Fudala l; :F <br /> stated that was owned by the state(Little Deck is not part of Special Permit). <br /> Public Comment: Ray Bowman, 38 Hilltop Road, asked about regulations regarding the t <br /> number of children, seniors,etc. Both Mr. Carr and Mr. wood stated there are no <br /> regulations. The total number of units on full buildout will be about 250 less Section 5; <br /> including Section 5 brings the number to 520. The timetable for full buildout is about 10 <br /> years. Mr. Balzarini asked about the apartments for employees: there will be about 72 <br /> units for employees, seasonal help only,no families, in a barracks style unit in the <br /> 7 <br />
