She recognized <br /> Attorney Michael Dunning, representing the Applicant. <br /> Associate Member Harvey Cohen. r-ecused himself f rom the <br /> discussion in this matter, a8 he is a Southport resident in <br /> order to avoid any possible conflict of interest. <br /> Attorney Dunning requested Planning Board review and <br /> approval of the final site development plan for Phase III <br /> f the Southport project. <br /> Background Information - This project was originally <br /> approved in the 17 ' s for 10 units. Approximately eight <br /> years later the project was reduced to 7 -units . The site <br /> is approximately 2 o-acres, 3-units per acre. The Zoning <br /> Board of Appeals approved a modification to the original <br /> permit, which permit provides for a more detailed final <br /> site development plan to be approved -on a conceptual basis <br /> by the Zoning Board and Planning Board approval on a <br /> practical basis (construction, engineering, and technical <br /> aspects) . <br /> Two final site development plans for Phases I and II <br /> were approved by both the Zoning Board of Appeals and the <br /> Planning Board in the late 1 " . Phases I and II total <br /> 4-units. Phase III consists of the remaining - -unit s, <br /> all of which have been constructed with the exception of <br /> appro i,mately 12-units remaining for completion,. <br /> The Zoning Board of AppQals granted approval on <br /> conceptual basis of the final site development on January <br /> 10, 2007 . Their suggestions have been incorporated into a <br /> reprised version of the plan, which plan was filed and <br /> submitted to the Planning Board on. February 21, 2007 . <br /> Mr. Rowley has also reviewed the plans and has made <br /> some suggestions which have been incorporated into the <br /> final site development plans before the Planning Board this <br /> evening. <br /> 3 <br />
