f <br /> References were made to a plan of land entitled, <br /> "Phase III, A Planned Retirement Community condominium, <br /> Southport on Cape Cod, Ma-shpee, CIA, by RIM Engineering <br /> compan-y, Inc. , Revised March 2 , 07" . <br /> There is a provision and note on the reprised plans <br /> stating that a unit shall not be constructed -unless it has <br /> gone through a site plan review process . Applicant is <br /> requesting that some flexibility be incorporated as to the <br /> exact location of the buildings . After the approval f the <br /> final site development plan the developer would define a <br /> section of the property shown on the plan to be reviewed by <br /> virtue site walk and site plan review. The developer <br /> would then present to the Pla-nning Board a final site <br /> review plan showing the exact location of the proposed <br /> buildings in that particular section. This procedure is <br /> being proposed in order to save as many trees as possible. <br /> The folllowi ng endorsement. has also been added to the <br /> plan: "Exact location of buildings, landscaping, roadways, <br /> drainage, and utilities a-re subject to Planning Board site <br /> plain process and no building permit is to be issued for a <br /> particular building until the Planning Board has approved a <br /> final site develo ment plan for the applicable area. " <br /> The chairman determined that Mr . Rowley had not yet <br /> had the oppdrtun,ity to review the reprised flans submitted <br /> by the Applicant, or to compare the changes/suggestions <br /> stated in his report . <br /> There was some discussion regarding t- e density of the <br /> site and the number -of large white pines to be cleaned and <br /> those t h-at will be preserved. <br /> The Town Planner clarified that the "Final Site <br /> Development Plain" before the Board should b considered to <br /> be a conceptual plan for Phase Ill, with detailed sections <br /> for the propp ed development to be submitted to the Board <br /> for approval. The Plan currently before the Board should <br /> be used for comparison purposes and should be considered t <br /> be the overall concept of the project. He also nade <br /> reference to the pond located in the center of the project, <br /> stating this will require Conservation Commission approval <br /> for the wetland area. <br /> 4 <br />
