Applicant and his design engineers agreed to balance
the cuts and fills throughout the site. dill materials
will be- taken from the property to be used where therein a
need for fill material t .manage grade and road pitch.,
which is an efficient and customary engineeting sollution
to manage soils and grading . This system will especially be
used around the perimeter of Martha' s Pond.
Applicant has attempted to incorporate some of the
ideas/suggestions made into the most recent set of plans
before the Hoard this evening.
Nor. Rowley had reque'sted that -some minor technical
issues be addressed. He asked that pump stations for the
sewer lines -be installed as the gravity lines run in the
opposite direction from the treatment plant. The sanitary
sewers need to be- picked up at the low point and pumped
back t-he other way. There was concern at one location
where the diesel auxiliary engine was completely surro nided
by condominium buildings . There was potential for dead air
and diesel fumes being trapped, during testing, into a
condominium -unit .
There is an area around the southerly end of Martha' s
Pond where the grading is substantial . There is a -deep
bole .rav' ine at the end of the pond. Where is a road
going across the lowest end where a retaining wall is being
proposed. Ir. Rowley wou-l-d require the details of the
design of said retaining wall prior to the- beginning of any
construction due to the location to the proposed road and
sidewalk. Also, proposed walking paths around the pond
stop abruptly at the retaining wall, which needs to be
addressed. If a stairway is to be constructed, Mr-. Rowley
would require details for his review.
Per. Rowley is confident that Applicant has
incorporated all of his requests into the most recent set
f plans before the Board. However, he has not had the
opportunity to thoroughly review the plans a he received
them on May 1st. He feels there is sufficient detail at
this point to know that there is very little in the way of
changes that can be made to future phases that will
significantly alter the overall layout as shown.
However, there are significant grade changes
throughout the project, and that there are very limited
areas where the natural vegetation will remain clue to the
5
