topography of the site. Applicant will be required to
provide a significant amount of revegetation throughout the
site. Where is really very little that can be done to
preserve these areas of concern.
The Chairman asked Mr. Rowley if Applicant would be
following Best Management Practices with regard to managing
and treating stormwater runoff.
Mr. Rowley replied that to the best of his
understanding there are two-three areas that will use Best
Management Practices connected with storm drainage. The
first is located around the pond where a rain garden will
be constructed which will receive drainage from the cul-de-
sac. A number of trench drains that had been proposed
earlier for roof runoff have been removed. Another rain
garden design is being proposed for a section located at
the southwest portion of the pond. The remaining drainage
on the site i.s the same drainage design as was constructed
for Phases 1 and II . There is insufficient room to
construct swails without causing erosion.
Mr. Rowley further noted that drainage issues along
Leisure Green Drive North need to be addressed and
reviewed. He has concern for the placement of discharge
outlets/possible erosion impacts with respect to the
proposed walking path around the pond.
In response to a question raised by John Halachis, the
Town Planner clarified that this project does require
Conservation Commission review under the State wetlands
regulations, as well as the Town wetlands Bylaw, neither o
which is grandfathered under the Special Permit.
Mr. Rowley responded to a question rai-sed by Dennis
Bal. arini regarding the quality of fill to be used, Mr.
Rowley informed the Hoard that testing has indicated -that
the soils throughout the site are very similar and that the
final grades will be satisfactory with little potential for
wash out conditions. However, the construction process may
require siltation curtains or temporary storm rater systems
in order to avoid sediment from being impacted into the
proposed drain-age systems .
Lee Gurney inquired about the location of the proposed
construction entrance for Phase III..
6
