reinforce the slope, with a,rail at the top, and a short knee- gall in the corner. This is the
last single-family house to be wilt in this area.
Reference was then made to a letter received from the Fire Chief, George Baker,
dated March 30, 2007, indicating that they would not require paving. "I have reviewed
the plans for the proposed house on Lots 119, 113 3, Pequot Avenue. Due to the fact
that this will be the only house.serviced by the driveway, a paved road as desired by the
Zoning Bylaw, is not required. I am however concerned the address is Pequot Avenue,
due to the fact that Ma hp a has a Pequot Road.
The Chairman directed the Applicant to submit a written list of proposed waiver
requests from the Subdivision Regulation citing the proper sections in order to aid the
Planning Board votes.
There was some Board suggestion and discussion regarding the possible extension
of Lori Dane in order to be able to back up and drive out the driveway, as well as
widening the-pavement area where it narr ws down on the plan.
Mr. Ojala commented on-the amount of fill that would be required to do so, in
addition to the fact that the Conservation Commission has-already approved the plan,
having encouraged the Applicant to avoid the resource area as much as possible.
After some discussion Mr. Ojala agreed to revise the plan indicating the widening
of thepavement area, and to better square-off the turning area of the driveway.
Ha-ving determined there was no further Board or Public comment, the Chairman
entertained a motion to continue the Public Hearing,
MOTION: tennis Balzarini made a Motion to continue the Public Hearing in
this matter to October 3, 2007 at 7:45 p.m.; which Motion was duly seconded by Thomas
O'Hara and so voted unanimously.
Public Hearing
-Zoning Articles for October'l 5, 2007 Town Meeting
The appointed hour having arrived the Chairman read the Public Hearing notice
into the record and called the Public Hearing to order.
As there was a member of the Public present to address the matter of assisted
living in the C3 zone, the Chairman addressed the following.
Article 1 —An Article submitted by the Planning Board amending Section 1 -
2 5 A-15 to allow congregate care and assisted living f cilities in C 3 zoning districts.
Explanation—To allow the Planning Board to issue a Special Permit to allow
congregate care and assisted living facilities in a C3 Commercial Zoning District, as is
3
