Attorney Kirrane requested the Board consider conditioning the plan to list the
plantings for the environunental areas as shown on the plan as part ofthe drainage.
Attorney Kirrane then provided the Board with a-copy of the-granted easement
entered into with the abutter for the purpose of providing access to Echo Road. There are
conditions to the easement regarding the completion of certain construction details, and
therefore said easement has not fret been recorded.
References were made to a Plan of Land entitled, "Mashpee woods, 588 Main
Street, Subdivision Plan of Band located in Mashpee, MA, prepared for ABKJJT, LLC,
68 I icoletta's way, Mashpee, NIA, Reprised date September 19, 2007, by Cape & Islands
Engineering's.
The Town Planner stated that the most recent revisions have been submitted this
date, which he has had the opportunity to review; Mr. Rowley, however has not.
Mr. Slavinsky reviewed the minor changes—Where are no gravel roadways
involved in this application. Hydrant detail has been included, the hydrants are
connected to the water main, the actual location of the hydrants is included on the cross
section. The grass strip has been increased to -f .
Thomas O'Hara inquired as to the possibility of constructing curbing in order to
keep the street and sidewalk separate, for safety reasons, rather than a grass-strip. His
concern being that there will be a residential component - going through a
commercial and industrial area where them will be truck and heavy vehicle traffic.
The Town Planner noted there are no vertical curbs on any of the Town
sidewalks. The sidewalkibike path being constructed along Route 130, to which this will
connect, will be constructed to a lesser standard.
At this point the Town Planner informed the Board and Applicant that Mr.
Rowley is requesting an actual Planting.Plan for the bior tention area, to include the
location and number of proposed plantings. Mr. Rowley has been making this request all
through the 40-B process as this is a part of the subdivision street.drainage system.
It was the general consensus of the Planning Board to be provided with said
Planting Plan as has been requested by llrlr. Rowley.
Mr. Rowley is also requesting a typical standard for the handicap ramps that will
accommodate the numerous curb cuts along the industrial lots (which could be voted as a
condition to approval).
Mr. Rowley would also like drainage details for the entrance area.
The Town Planner made reference to a Town Bylaw that requires-specific
language for handicap parking signs.
5
