Board Items <br /> Model Bylaws <br /> The Chairman made reference to and .provided copies of <br /> three model bylaws developed by the Cape Cod Commission: <br /> Model Open Space Resident.ial Development Bylaw, Model <br /> Aquifer Protection Bylaw, and Model Land Clearing, Grading <br /> and Protection of Specimen Trees Bylaw. <br /> The Town Planner has reviewed the Aquifer Protection <br /> and Open Space Residential. Development Bylaws., and has <br /> inserted his comments . <br /> The Chairman suggested the Board review all three <br /> models, and comments, taking the Commonwealth Capital <br /> Application into consideration. <br /> Open Space Residential Development Bylaw <br /> Definitions <br /> 2 . 1 Open Space Residential. Development - Statement to <br /> be made under the Zoning Bylaw. <br /> 03 . 0 Applicability - To be made -mandatory under the <br /> Zoning Bylaw. <br /> Procedural Requirements <br /> . 2 Pre-Application Meeting - To be suggested under <br /> the Subdivision Regulations. <br /> 04 . 3 Preliminary Plan luster Sketch Plan - Deleted. <br /> . 4 Definitive Subdivision and Open Space Residential <br /> Development Plan - The Consulting Engineer suggested this <br /> not be accomplished through subdivision control, but rather <br /> through zoning, as frontages es and lot areas are being <br /> determined based upon the drain of the property. <br /> . {7 . 1 Findings— A, B, and O should be strongly <br /> considered to be incorporated into both the Subdivision <br /> Regulations as- well as the Special Permit Regulations. <br /> .Standards and Dimensional Requirements <br /> 6 <br />
