Cape Cod Commission has requested some additional <br /> information, which has been provided. <br /> Attorney Kirrane requested the Planning Board consider <br /> approval of the special Permit, subject to the final <br /> approval letter from the cape cod Commission. <br /> Attorney Kirrane continued his presentation by <br /> informing th,e Board that the proposed project is located <br /> within the. Mashpee Industrial Park and consists of <br /> construction of a 45, 813 square foot building on two lots. <br /> The overall lot size is 188, 162 square feet for a combined <br /> lot frontage on Industrial Drive of 7 8-feet . The proposed <br /> structure will be a steel frame, consisting of metal and <br /> masonry. The proposed building will be designed with some <br /> flexibility allowing it to be divided into a number of <br /> individual units. There is a potential for 1 -units, <br /> however Applica-nt hopes the number of occupants will be <br /> fewer. <br /> Attorney Kirrane stated the proposed building{, <br /> parking, and septic has been designed to accommodate the <br /> maximum amount of office and industrial space (138 parking <br /> spaces) . Be rude reference to green space located at the <br /> corner that had originally been designed for parking, and <br /> may possibly be reverted to parking should the use require <br /> it. <br /> The Town Planner suggested that rather than provide <br /> the potential for additional parking, the potential for <br /> office space be altered in order to maintain the green <br /> space clue to the heaver development on-site. <br /> The Chairman recognized Rich Taber ins- i, Atlantic <br /> Design, who- commented upon the six potential parting <br /> spaces . He stated that in the event said spaces are <br /> necessary in the future, they would be constructed in <br /> accordance with the bylaw and in conformance with the <br /> required setbacks . He made reference to the Development <br /> Agreement with the cape Cod Commission, stating the Ihpee <br /> Industrial Park Trust was required to purchase/acquire off <br /> site open space in order to offset development within the <br /> Industrial Park. <br /> The Town Planner stated his suggestion was made with <br /> regards to the overall appearance of the proposed site <br /> plan, which the Planning Board is required to approve. <br />
